UAE investors drive 50.6% of Sharjah real estate value in H1 2026

UAE investors drive 50.6% of Sharjah real estate value in H1 2026

UAE investors accounted for 50.6 percent of Sharjah’s total real estate trading value during the first half of 2026, underlining the continued strength of local investor confidence in the emirate’s property market.

According to a specialised statistical report issued by the Sharjah Real Estate Registration Department, UAE nationals recorded total investments of AED14.9 billion across 22,599 properties owned by 9,655 investors during the first six months of the year.

This represented more than half of Sharjah’s overall real estate trade value, which reached AED29.5 billion during H1 2026.

The report said the strong participation of UAE investors reflects confidence in Sharjah’s investment environment, supported by advanced legislation, sustainable urban development and quality real estate projects that continue to enhance the emirate’s competitiveness.

The findings build on Sharjah’s broader first-half performance. The emirate recorded 59,460 real estate transactions in H1 2026, up 23.7 percent year-on-year, while total trading value rose 9.3 percent compared with the same period in 2025.

Sales transactions, including sales, usufruct sales and initial sales contracts, reached 16,426 across 202 areas, covering approximately 85 million square feet.

Residential properties continued to dominate sales activity, accounting for 13,501 transactions, or 82.2 percent of total sales transactions. Industrial properties followed with 1,969 transactions, while commercial properties recorded 937 transactions.

The investor report also highlighted the growing role of Emirati women in Sharjah’s property market. Female investors accounted for 28 percent of traded properties and 24.7 percent of total sales transaction value, while Emirati female owners represented 40.7 percent of ownership distribution in sales transactions.

The report also pointed to wider participation across age groups. Investors aged 35 and below recorded notable activity, reflecting rising awareness among younger UAE nationals of real estate as a long-term asset class.

Abdulaziz Ahmed Al Shamsi, Director General of the Sharjah Real Estate Registration Department, said the results reflect the success of Sharjah’s development approach and the strength of its real estate market.

He said the report highlights not only investment volumes, but also the expanding participation of UAE investors, particularly youth and women, in the emirate’s real estate sector.

Al Shamsi added that Sharjah continues to provide attractive opportunities for individuals and families, strengthening its position as a preferred destination for sustainable real estate investment.

The data reinforces Sharjah’s position as one of the UAE’s most active and stable real estate markets, supported by local investor participation, regulatory development and continued demand across residential and mixed-use projects.
