Strong occupancy levels, rising room supply and a renewed focus on balancing hotel capacity with demand underline continued opportunities in the UAE’s hospitality real estate sector

The UAE’s hospitality real estate sector is set to maintain strong momentum in 2026, supported by high occupancy levels and a policy focus on demand-led growth, following the first meeting of the Hospitality Advisory Council this year.
Chaired by H.E. Abdulla bin Touq Al Marri, Minister of Economy and Tourism, the Council reviewed sector performance and upcoming initiatives aimed at supporting the long-term sustainability and competitiveness of the hotel market. Hotel occupancy across the UAE reached 79.5% between January and November 2025, with the average length of stay increasing to 3.42 nights, highlighting resilient demand across key destinations. During the same period, the country’s hotel inventory expanded to 1,260 hotels, offering approximately 216,900 rooms, reflecting continued confidence in the hospitality development pipeline.
H.E. Bin Touq said the government’s priority for the next phase is to ensure a sustainable balance between hotel room supply and actual demand levels, signalling a more data-driven and disciplined approach to capacity growth. The Council also highlighted the importance of improving hotel revenue efficiency through flexible pricing strategies and attracting higher-spending visitor segments to support asset performance.
Among the initiatives discussed were new tourism products aimed at long-stay visitors, seniors and wellness-focused travellers, segments that are expected to support longer occupancy periods and more stable revenue streams. These initiatives are likely to drive demand for serviced apartments, extended-stay hotels and mixed-use hospitality developments.
The Council also reviewed efforts to diversify tourism source markets and enhance the adoption of digital and AI-driven solutions in hotel operations, measures expected to improve operational efficiency and guest experience.
The meeting concluded with a call for continued coordination between public and private stakeholders to monitor booking trends, align future hotel supply with demand fundamentals and strengthen the hospitality sector’s contribution to GDP, in line with the UAE Tourism Strategy 2031.
