ChatGPT has taken the world by storm and many real estate agents are making the best use of the software. As per reports, agents in some broker companies in Texas are incorporating ChatGPT into their work through a local online platform. LandOnEarth, a real estate technology company in San Antonio, recently struck a deal with Keller Williams City View to allow its clients to use a matchmaking software to find properties best suited for them.

Founded by Mario Corona, the real estate technology company is using GPT-4, the latest iteration of OpenAI’s ChatGPT software, to aid agents and prospective home buyers in San Antonio and Austin. The firm is planning to expand into more Texas markets, including Houston and Dallas, as well as California, said Corona. The company also has contracts with JLA Realty in Houston and eXp Realty in Dallas.

Like a dating app, but for homes, LandOnEarth matches properties to a home buyer’s personal profile of needs, wants and their unique situation, including neighbourhood and lifestyle. Together with the integration of ChatGPT, it enables stories that allow a home buyer and their real estate agent to understand why each home is a perfect match, building a stronger collaboration between the two parties.

The deals allow agents to use the platform for a flat fee of $200 per month. After inviting clients to join, agents can monitor their clients’ actions through a dashboard only they can see. The clients answer questions about their ideal home, neighbourhood and lifestyle. GPT-4 turns their responses into a narrative. It sends that to the “matchmaking” feature, which generates MLS listings based on their preferences.

The platform fine tunes prospective buyers’ values over time, giving more weight to things like neighbourhood and home amenities.
