TARAF, the real estate division of Yas Holding, and Singapore-based investment firm Steppe have signed an agreement with Marriott International to launch JW Marriott Residences Abu Dhabi, Yas Island, expanding the branded residential offering in the UAE capital.
The agreement, announced on October 16, 2026, was signed through a joint venture between TARAF and Steppe. The development is planned as Abu Dhabi's first JW Marriott Residences project.
Located along Yas Island's beachfront, the project will combine private residential living with hospitality-inspired services and wellness-focused amenities.
The development is planned for a waterfront location overlooking the Arabian Gulf, with a golf course situated alongside the site.
Its setting provides access to Yas Island's established leisure and lifestyle destinations, including Yas Marina, Yas Mall, Yas Marina Circuit, waterfront dining and entertainment attractions.
According to the developers, the location is approximately 15 minutes by road from Zayed International Airport and around 30 minutes from central Abu Dhabi.
The project is designed to offer residents the privacy of a residential community alongside services associated with the JW Marriott brand.
The proposed development will incorporate a range of lifestyle and wellness facilities intended to support everyday residential living.
Planned amenities include a residents' lounge, meeting spaces, fitness facilities, steam and sauna areas, treatment and relaxation rooms, a golf simulator, a media room and children's activity spaces.
Guest suites are also expected to form part of the residential offering.
The focus on wellness reflects the JW Marriott brand's approach to hospitality, extending its emphasis on relaxation and personal wellbeing into a residential setting.
The partnership represents another collaboration between TARAF and Marriott International, following W Residences Abu Dhabi on Al Maryah Island.
For TARAF, the agreement supports its expansion in the premium residential segment, while the involvement of Steppe adds an international investment partner to the development.
The project also contributes to the growing presence of hospitality-branded residential properties in Abu Dhabi.
Such developments combine residential ownership with design standards, services and amenities associated with established hospitality brands.
Yas Island has developed into a major leisure and residential destination, supported by hospitality, retail, entertainment and waterfront infrastructure.
The planned JW Marriott Residences will add another branded residential concept to the island's property landscape.
The companies have not yet disclosed the project's total investment value, number of residences, selling prices or expected handover date.
As the development progresses beyond the agreement stage, further announcements are expected to establish its detailed residential offering and delivery schedule.
