Main construction on the mixed-use waterfront development will begin in October 2026, with completion scheduled for Q1 2028.

Sweid & Sweid has appointed McLaren Construction as the main contractor for BAY360, its upcoming mixed-use development in Jumeirah Lakes Towers, Dubai.
The project is scheduled for completion in Q1 2028, with main construction commencing this month following the completion of enabling works.
Set partly on reclaimed land from Lake D, BAY360 is planned as a new lifestyle and community destination for JLT, bringing together retail, dining, wellness, recreation and landscaped public spaces around the waterfront.
The project will include upscale retail and dining outlets, wellness and recreational amenities, landscaped outdoor areas and new pedestrian connections designed to improve access to the lakefront.
Sweid & Sweid said the development is intended to activate an underused section of the JLT waterfront and create a stronger community destination for residents and visitors.
Maher Sweid, Managing Partner of Sweid & Sweid, said the project was conceived in response to the opportunity to bring more activity and public use to JLT’s waterfront.
Under the contract, McLaren Construction will be responsible for site preparation, structural works, mechanical, electrical and plumbing systems, façade works, interior fit-out, lifts and escalators.
Its scope also includes external soft and hard landscaping across the main retail building, office building and basement car parking areas.
The appointment marks the second collaboration between Sweid & Sweid and McLaren Construction following the delivery of 6 Falak in Dubai Internet City in 2024.
The Grade A office development, which also serves as Sweid & Sweid’s headquarters, is fully leased and later achieved LEED Gold certification.
McLaren Construction has operated in the UAE since 2009 and has delivered projects across commercial, infrastructure and specialist asset classes.
Its regional portfolio includes data centres, community malls, multi-storey car parks, the UK Pavilion at Expo 2020 Dubai and the House of Wisdom in Sharjah.
With enabling works completed, the start of main construction brings BAY360 into its next development phase ahead of its targeted handover in early 2028.
The project adds another mixed-use scheme to JLT’s development pipeline while expanding the district’s waterfront, retail and public-realm offering.
