Sugee Group has entered into a strategic partnership with Wyndham Hotels & Resorts to develop the world's first Vienna House Residences by Wyndham on Al Marjan Island, Ras Al Khaimah.
The project marks the global debut of the Vienna House branded residential concept and introduces the European hospitality brand to the Middle East.
The development will combine fully furnished residences with hospitality-inspired services, offering a residential experience designed around contemporary living, convenience and access to hotel-related benefits.
The partnership also represents an expansion of Sugee Group's development activities in the UAE.
Vienna House by Wyndham is a European lifestyle hospitality brand known for its contemporary design and relaxed approach to hospitality.
The planned Al Marjan Island project will introduce the brand's first residential development.
According to the announcement, the residences will be fully furnished and designed to combine the privacy of residential accommodation with elements of hotel-style service.
The project is intended to appeal to both end users and investors seeking branded property options in Ras Al Khaimah.
The agreement was formally signed at a ceremony in Dubai attended by representatives of Sugee Group and Wyndham Hotels & Resorts.
Govind Mundra, Head of Development for the Middle East and Africa at Wyndham, represented the hotel group at the signing.
A central element of the development's positioning is its proposed short-term rental offering.
Sugee Group describes Vienna House Residences as the first hospitality-branded residential development on Al Marjan Island to offer short-term rentals.
The company also characterises the project as the island's only development with such an offering.
These are developer claims relating to the planned operating model and should not be interpreted as independently verified market exclusivity.
The announcement does not provide details about the rental management structure, applicable fees or projected rental yields.
The investment proposition will therefore depend on the final operating arrangements, property specifications and market conditions.
The development will offer residents access to selected benefits through Wyndham's hospitality network.
According to Sugee Group, buyers will receive a complimentary one-year Wyndham Rewards Platinum membership.
Additional privileges are expected to include preferred rates across Wyndham's network of approximately 8,400 hotels worldwide and access to selected member offers.
These benefits form part of the project's hospitality-led residential concept.
Dimitris Manikis, President for Europe, Middle East and Africa at Wyndham Hotels & Resorts, said the partnership represents an important milestone for the Vienna House brand.
He highlighted the combination of European-inspired design, hospitality services and the growing appeal of Al Marjan Island.
Alongside the partnership announcement, Sugee Group has opened a dedicated sales centre in Dubai Marina.
The centre will provide prospective buyers and investors with information about the Vienna House residential concept ahead of the project's formal launch.
Visitors will be able to explore the proposed design, hospitality offering and investment positioning with specialist consultants.
Sugee Group has also appointed Invespy as its UAE sales partner, using its broker network and sales platform to reach domestic and international buyers.
The opening of the sales centre represents an early marketing milestone rather than the completion or handover of the development.
The announcement adds another planned branded residential development to Al Marjan Island's property pipeline.
Sheikh Saqr bin Omar Al Qasimi, CEO of Marjan Development, said the partnership brings an international hospitality concept to the island and supports the destination's ongoing development.
Sugee Group has a development presence in India, Portugal and the UAE.
According to the company, its portfolio includes more than 60 delivered projects spanning over 50 million square feet.
Its collaboration with Wyndham brings together Sugee's development experience and the hotel group's international brand network.
The companies have not disclosed the project's total development value, number of residential units, starting prices or expected completion date in the October announcement.
Further project specifications are expected to clarify the development's scale and delivery schedule as it moves towards launch.
