The new development marks Sobha Group’s 50th anniversary and is set to span more than 37 million square feet in area

Sobha Realty has announced the launch of Sobha Sanctuary, a new master-planned development spanning approximately 37.5 million square feet, marking the largest single project unveiled by the developer in Dubai. The announcement coincides with the 50-year milestone of the Sobha Group.
Located in Madinat Hind, Dubai Land, the development is planned as a mixed-use residential community incorporating villas, apartments, retail, education, healthcare, and wellness facilities. According to the developer, Sobha Sanctuary will eventually comprise around 20,000 residential units, which will include about 18,000 apartments and 2,000 villas, and is expected to accommodate approximately 20,000 families once fully completed.
The masterplan includes a central destination park supported by green corridors, leisure trails, and wellness loops extending across the site. Community infrastructure is set to include a mall, a dedicated wellness centre, two international schools, and a hospital, distributed across the development to support accessibility and daily-use requirements.
Residential delivery will take place in multiple phases. The first phase will focus on low-density villa offerings, with approximately 250 units planned for initial release. The development will be delivered using Sobha Realty’s integrated model, covering design, construction, and execution.
