Sharjah is strengthening oversight of its residential property market with the formation of a new committee dedicated to tackling housing violations and unauthorised residential practices across the emirate.
The Sharjah Executive Council approved the establishment of the Residential Violations Combat Committee during a meeting chaired by H.H. Sheikh Sultan bin Mohammed bin Sultan Al Qasimi, Crown Prince and Deputy Ruler of Sharjah and Chairman of the Council.
The move creates a coordinated framework through which different government authorities can inspect properties, address violations and enforce existing residential regulations.
The committee will be chaired by the Chairman of Sharjah’s Department of Municipal Affairs.
Its membership brings together representatives from Sharjah Municipality, Public Prosecution, Sharjah Police, Sharjah Civil Defence Authority, Sharjah Electricity, Water and Gas Authority and the Sharjah Economic Development Department.
By combining these authorities within a single committee, Sharjah is seeking to improve coordination around violations that can involve more than one area of government oversight.
The committee will monitor residential properties and coordinate inspections while working to ensure both landlords and tenants comply with applicable housing regulations.
The decision forms part of wider efforts by the Executive Council to monitor government performance, improve services and strengthen efficiency across Sharjah.
For the property sector, however, its significance is more specific.
Residential violations can raise issues ranging from building use and occupancy to public safety and infrastructure. Bringing municipal, police, civil defence, utility and prosecution representatives together provides a more unified mechanism for addressing those concerns.
The establishment of the committee therefore signals greater scrutiny of how residential properties are occupied and used across Sharjah, with compliance responsibilities extending to both property owners and tenants.
As Sharjah’s residential market continues to expand, the new framework adds another layer of oversight aimed at ensuring that growth is accompanied by stronger adherence to housing and safety requirements.
