Sharjah’s real estate market attracted 9,891 new investors during the first nine months of 2026, reflecting continued international interest in the emirate’s residential, commercial and industrial property sectors.
According to figures released by the Sharjah Real Estate Registration Department, buyers representing 130 nationalities traded 46,125 properties between January and September.
The figures highlight the diversity of investors participating in Sharjah’s property market, supported by expanding ownership opportunities and new real estate developments.
Of the 9,891 new investors, 4,526 were from foreign countries, while 2,494 were from Arab countries.
UAE nationals accounted for 2,453 new investors, with a further 418 coming from other GCC countries.
The department attributed the growth in participation to the emirate’s investment environment, regulatory reforms and increasing availability of properties for different buyer groups.
Abdul Aziz Ahmed Al Shamsi, Director General of the Sharjah Real Estate Registration Department, highlighted the importance of the emirate’s diverse investor base in supporting the development of its real estate sector.
UAE nationals recorded the largest share of property trading by value, with transactions worth AED 22.4 billion across 31,250 properties.
Investors from other foreign countries accounted for AED 14.1 billion in trades, while Arab investors recorded AED 7.8 billion.
Investments by citizens of other GCC countries reached AED 2.5 billion.
Among individual nationalities, Indian investors ranked second after UAE nationals, with property trading exceeding AED 6.8 billion.
Syrian investors followed with transactions approaching AED 2 billion, while Pakistani investors recorded AED 1.56 billion.
Jordanian and Iraqi investors also contributed significantly, with trading values of AED 1.21 billion and AED 1.17 billion respectively.
These figures reflect the emirate’s appeal to buyers from different regional and international markets.
Sharjah has continued to expand opportunities for non-citizen property ownership following Executive Council Resolution No. 30 of 2022.
According to the department, 52 real estate projects have been approved for freehold ownership by non-citizens and foreign investors since the resolution was issued.
Eight new projects received approval during the first nine months of 2026.
The expansion of eligible developments is creating additional options for buyers seeking residential and commercial properties within the emirate.
It also supports a broader development pipeline as Sharjah continues to attract investment across different real estate segments.
The increase in new investors reflects Sharjah’s growing participation in the wider UAE property investment landscape.
A diversified investor base, expanding freehold opportunities and continued development activity are contributing to the emirate’s market appeal.
For developers and property investors, the latest figures demonstrate the importance of accessible ownership frameworks and a range of property options in supporting sustained investment.
As Sharjah advances its real estate development agenda, international participation is expected to remain an important factor in shaping the emirate’s property market.
