Sdeira Group, part of AD Ports Group, has unveiled plans for Aryam–KEZAD Al Mamourah, an integrated workforce accommodation community with a planned capacity of 27,000 residents in Abu Dhabi.

Located within KEZAD Al Mamourah A, the development is designed to provide purpose-built accommodation for employees working across the emirate's industrial, logistics and commercial sectors.

The project reflects a broader approach to workforce housing, bringing residential facilities, essential services and recreational amenities together within a master-planned community.

First Phase to Accommodate 14,000 Residents

Aryam–KEZAD Al Mamourah is planned for development in two phases, with the first phase designed to accommodate 14,000 residents.

Phase One will occupy a site measuring approximately 110,200 square metres, with a planned built-up area of 137,800 square metres.

The development is strategically positioned near Khalifa Port and the surrounding logistics zone, with access to the Abu Dhabi–Dubai transport corridor.

Its location is intended to provide businesses with workforce accommodation close to their operational facilities, helping improve accessibility and reduce the need for lengthy daily commutes.

Integrated Amenities Support Workforce Wellbeing

The masterplan moves beyond conventional staff accommodation by incorporating facilities intended to support residents' daily needs.

Planned amenities include central kitchens, dining halls, a central laundry facility, a medical clinic, retail outlets, recreational spaces, sports facilities and a mosque.

These services are designed to create a more convenient living environment while providing access to healthcare, leisure and essential facilities within the community.

The project will also integrate smart metering systems, energy-efficiency measures and water conservation solutions.

These features form part of Sdeira Group's approach to developing workforce communities that combine operational efficiency with environmental considerations.

Supporting Abu Dhabi's Industrial Expansion

The development responds to the growing accommodation requirements associated with Abu Dhabi's expanding industrial and logistics activities.

Abdulaziz Ahmed Baozair, Chief Executive Officer of Sdeira Group, highlighted the importance of workforce accommodation in supporting industrial growth.

He emphasised that productive industrial operations depend on the people working within them, making suitable residential infrastructure an important part of long-term economic development.

The Aryam community is intended to provide scalable accommodation solutions for businesses operating within KEZAD and surrounding industrial areas.

Expanding Sdeira's Residential Portfolio

Sdeira Group has established a significant presence in Abu Dhabi's workforce accommodation sector.

At the time of the project's initial announcement in May 2026, the company reported managing more than 165,000 beds across 13 workforce communities in the emirate.

Aryam–KEZAD Al Mamourah forms part of the group's continued development of integrated living environments that support industrial operations and resident wellbeing.

As the project progresses, its planned accommodation capacity and supporting amenities are expected to contribute to Abu Dhabi's workforce housing infrastructure.

The development highlights the growing importance of purpose-built residential communities in supporting industrial expansion, workforce stability and long-term urban planning.
