The limited collection at Al Maryah Island will enter the market in Q4 2026, marking the first time residences within Rosewood Abu Dhabi have been offered to private buyers.

Mubadala Investment Company and Rosewood Abu Dhabi will release 73 completed residences on Al Maryah Island for private ownership for the first time, expanding the capital’s supply of ready branded residences.
The collection, known as Rosewood Residences Abu Dhabi, will be released to market in Q4 2026 within the existing Rosewood Abu Dhabi hotel, which opened on Al Maryah Island in 2013.
Abu Dhabi Sotheby’s International Realty has been appointed as the exclusive sales agency for the residences.
Unlike many branded residential projects being sold during construction, the Rosewood collection comprises completed homes within an established hotel development.
The residences will provide owners with access to Rosewood Abu Dhabi’s existing hospitality, dining and wellness offering, including Sense, A Rosewood Spa, swimming and fitness facilities and the hotel’s food and beverage venues.
Ownership will also include residential services such as concierge, valet, building management and 24-hour security.
Additional in-residence services including housekeeping, private dining, butler services and floral arrangements will be available separately.
The residential release builds on a partnership between Mubadala and Rosewood that spans more than a decade.
Mubadala is the master developer and long-term steward of Al Maryah Island, which has developed into a major financial, hospitality, healthcare, retail and lifestyle destination in Abu Dhabi.
Jenni Benzaquen, Senior Vice President, Residential, Global at Rosewood, said introducing the residences for private ownership extends the hospitality experience at Rosewood Abu Dhabi into long-term residential living.
Ali Eid AlMheiri, Executive Director, Diversified Assets, UAE Investments Platform at Mubadala, said the release represents a natural next step for Rosewood Abu Dhabi while adding to Al Maryah Island’s expanding residential proposition.
The launch comes as Al Maryah Island moves into another phase of development, with new residential, commercial, retail and hospitality projects planned across the destination.
Mubadala is working with Aldar and other partners on the island’s continued expansion.
Al Maryah Island is also designated as an investment zone and is home to Abu Dhabi Global Market, The Galleria, Cleveland Clinic Abu Dhabi, Four Seasons Hotel Abu Dhabi and Rosewood Abu Dhabi.
The availability of completed Rosewood-branded residences adds another premium residential option within the island’s established business and lifestyle ecosystem.
The release comes amid significant activity across Abu Dhabi’s property market.
Real estate transactions reached AED 117 billion during the first half of 2026, representing a 112% year-on-year increase, according to figures included in the announcement.
Foreign direct investment in the emirate’s real estate market reached AED 13.8 billion, rising 309%, with investors from 116 nationalities participating.
The figures underline increasing international demand for Abu Dhabi property as new residential supply, investment-zone opportunities and branded developments continue to enter the market.
For Rosewood Abu Dhabi, the Q4 release creates a relatively unusual proposition within the market: completed branded residences within an operating luxury hotel in one of Abu Dhabi’s established investment districts.
