Ramada Residences Moves Into Construction at Dubai Islands

Another branded residential project at Dubai Islands has moved from launch into physical development, with main construction now underway on Ramada Residences by Wyndham.

Grovy Developers has broken ground on the project following completion of enabling works, while structural construction has begun on site. Jaseera Building Contracting LLC has been appointed as the main contractor.

The construction milestone follows Grovy's agreement with Wyndham Hotels & Resorts earlier this year and the subsequent unveiling of the project's show apartment.

Ramada Residences is being developed by Grovy in partnership with Wyndham Hotels & Resorts and USquare Luxe Properties, the landowner and development partner.

For Dubai Islands, the move into main works adds another active project to a waterfront district where branded residences, hospitality and conventional residential development are increasingly converging.

Jaseera Building Contracting will oversee construction through to completion, covering the project's civil, structural, MEP and fit-out requirements.

The Dubai-based contractor was established in 2018 and operates across residential, commercial and industrial construction in the UAE.

A Boutique Branded Residential Format

Ramada Residences will comprise one-, two- and three-bedroom apartments alongside four-bedroom penthouses, with all properties delivered fully furnished.

The development combines residential ownership with hospitality-led operations under the Ramada by Wyndham brand.

Plans include more than 20 leisure amenities, among them an aqua gym, golf simulator, open theatre and temperature-controlled infinity pool.

The project is also among a select number of residences approved for short-term leasing on Dubai Islands, according to the developer. That introduces additional flexibility for owners in how the properties may be occupied or leased.

The wider significance lies in its location.

Dubai Islands is being developed as a large-scale waterfront destination combining residential, hospitality, leisure and retail uses, alongside beaches and public spaces. As individual projects move from launches into construction, the physical shape of that mixed-use vision is becoming increasingly visible.

Branded residences are forming one component of that pipeline.

For developers, hospitality partnerships can extend an established hotel brand into residential real estate, while owners receive homes associated with specified operating and service standards.

The Ramada project follows that model on a relatively boutique scale.

External project listings currently indicate a targeted Q3 2027 delivery, although the supplied construction announcement itself does not state a completion date.

That distinction is worth maintaining as construction progresses: the confirmed news today is that enabling works are complete, the main contractor has been appointed and structural works are underway.

The milestone shifts the development from plans and partnerships towards execution.
