Buying a fraction of a property has become increasingly accessible in Dubai. The next step is making those ownership interests easier to trade when investors want to adjust their portfolios.

That is the central theme of Building Liquidity in Tokenized Real Estate, an October 2026 research report published by PRYPCO Mint.

Drawing on 17 months of experience from its regulated real estate tokenization pilot, the report examines the systems needed to support a more active and accessible market for fractional property ownership.

From Access to Liquidity

PRYPCO reports that its pilot attracted more than 2,600 investors across over 50 nationalities, with AED18.65 million invested across 10 properties.

According to the company, approximately 70% of participating investors were first-time property owners in Dubai.

The figures illustrate the potential of fractional ownership to introduce a broader group of investors to real estate.

The report argues, however, that accessible entry points are only one part of a functioning investment market. Investors also need practical ways to sell their holdings, establish fair prices and transfer ownership efficiently.

Seven Foundations for a Liquid Market

PRYPCO identifies seven elements that could help develop the next generation of tokenized property markets.

These include efficient settlement, reliable valuation, sufficient market depth, market-making mechanisms, cross-listing across licensed trading venues, blockchain interoperability and the ability to use tokens in other financial arrangements.

Together, these mechanisms are intended to make property tokens more flexible as investment assets.

The report also draws attention to the costs traditionally associated with buying and selling real estate, including transaction expenses and the financial implications of selling under time constraints.

Its central argument is that digital ownership becomes more useful when it is supported by a market in which buyers and sellers can transact with greater efficiency and transparency.

Dubai’s Regulated Tokenization Ecosystem

PRYPCO Mint operates within Dubai’s regulated digital asset environment, working in partnership with the Dubai Land Department (DLD) and under the licensing framework of the Virtual Assets Regulatory Authority (VARA).

Its marketplace allows eligible investors to offer property tokens for resale after the applicable holding period, subject to platform and regulatory conditions.

This secondary-market functionality is an important development for fractional real estate ownership, although the availability of a trading venue does not guarantee that an investor will find a buyer immediately or achieve a particular sale price.

The Next Stage of Digital Property Investment

The report was authored by Joseph El Am, General Manager and Senior Executive Officer of PRYPCO Fractional; Jad Kachmar, Head of Operations at PRYPCO Fractional; and Athina Stantzos, Digital Assets Solutions Lead.

Their research places the focus on the infrastructure surrounding tokenized property, rather than token creation alone.

As Dubai continues developing its real estate technology ecosystem, the next phase of tokenization may be shaped by how effectively digital ownership, regulated trading and market participation work together.
