Ville 11 has received a completion certificate from Abu Dhabi’s Department of Municipalities and Transport, allowing handovers to commence well ahead of schedule.

Portville Real Estate Development has begun handing over homes at its Ville 11 project in Masdar City, after receiving the Building Completion Certificate from Abu Dhabi’s Department of Municipalities and Transport, enabling delivery of the development 14 months ahead of its contractual completion date. The completion certificate was issued on 31 July 2026, allowing handovers to commence significantly earlier than the project’s originally scheduled completion date of 30 September 2027.
The milestone marks one of the earliest deliveries in Portville’s portfolio and highlights the growing emphasis on timely project execution within Abu Dhabi’s residential development market.
Ville 11 comprises 111 residential units, including apartments, duplexes and triplex residences within Masdar City, one of Abu Dhabi’s key sustainable urban developments. According to Portville, construction commenced in January 2024 and was completed in approximately 30 months, allowing homeowners to take possession of their properties substantially earlier than anticipated.
The developer said the early completion reflects its focus on project management, construction quality and delivery performance.
Portville said several projects across its Abu Dhabi development portfolio are currently progressing ahead of their approved timelines, according to progress data published on the DARI platform.
In Yas Bay, Bab Al Qasr Residence 25 is progressing 1% ahead of schedule, while Bab Al Qasr Residence 31 is 3% ahead. Within Masdar City, Bab Al Qasr Resort Residence 18 is progressing 3% ahead of schedule, while Ville 12 and Bab Al Qasr Garden Residence 66 are each reported to be 4% ahead. Meanwhile, Bab Al Qasr Canal View 22 in Al Raha Beach is progressing 13% ahead of schedule, according to the developer.
For Abu Dhabi’s growing residential sector, developments delivered ahead of schedule can strengthen investor confidence, improve cash flow cycles and support overall market credibility. The handover of Ville 11 also reflects continued development activity within Masdar City, which remains one of the capital’s most prominent mixed-use and sustainability-focused communities.
