Palma Development hits two Serenia District milestones: APCC Piling for East, foundation works complete at West Residence

Palma Development has advanced construction across Serenia District, its AED 5 billion master-planned community at Jumeirah Islands, with two significant milestones announced this week. APCC Piling & Marine Contracting has been appointed to undertake piling and shoring works for Phase 2 (Serenia District East). At West Residence, the signature tower of Phase 1, foundation works have been completed, with main contractor Khansaheb Civil Engineering now mobilised on site.

THE CONTRACTOR APPOINTMENTS

APCC Piling & Marine Contracting brings directly relevant project experience to Serenia District East, having previously delivered the piling and shoring scope for both Serenia District West and Serenia Living at Palm Jumeirah. The continuity of contractor relationships across the Serenia portfolio reflects what Palma describes as a programme designed around partners familiar with its delivery standards.

Khansaheb Civil Engineering's mobilisation at West Residence comes following the AED 760 million construction contract awarded by Palma in December 2025. The 46-storey tower marks Phase 1 of Serenia District, and the on-time foundation completion and contractor mobilisation keeps the project firmly on schedule.

THE SERENIA LIVING DELIVERY PRECEDENT

The milestones come as Palma Development reports that the majority of owners at Serenia Living on Palm Jumeirah have already taken over their units following the project's on-time completion. Serenia District at Jumeirah Islands spans more than 600,000 square feet of land with a total built-up area of 3.5 million square feet. The masterplan comprises six integrated towers centred around six lifestyle zones, the Serenia Signature Clubhouse, a Health and Social zone, Sports and Recreation spaces, a Family Oasis, a Nature Discovery zone, and a Wellness Retreat. The community is interwoven with 20 kilometres of walkways.

Architecture is by Nikken Sekkei, Japan's leading architectural firm and reportedly the third-largest globally. The design draws on the Japanese Ireko philosophy, blending serenity, simplicity, and the mindful use of space, with a dynamic starlight façade that evolves from day to night.

Located minutes from JLT, DMCC, Uptown, and Dubai Marina, Serenia District is positioned within one of Dubai's most established residential corridors.
