Dubai Retail will open The Yard at Palm Jebel Ali in 2027, introducing the island's first retail and lifestyle destination with 26 concepts serving an expected 20,000 residents across surrounding communities.

As Palm Jebel Ali takes shape as one of Dubai's major new waterfront communities, its supporting retail and lifestyle infrastructure is beginning to emerge.
Dubai Retail has announced The Yard, the first retail and lifestyle destination planned for Palm Jebel Ali. Scheduled to open in 2027, the development will bring everyday services, dining, wellness and social spaces closer to the island's future residential population.
The project is significant for the wider evolution of Palm Jebel Ali because large residential master developments depend not only on new homes, but also on the amenities and services that allow communities to function day to day.
The Yard will span approximately 70,000 sq ft of gross leasable area, bringing together 26 concepts across retail, dining, wellness and healthcare. Dubai Retail expects the destination to serve around 20,000 residents across surrounding communities.
Confirmed occupiers include Waitrose, American Hospital, Piccoli, Jumeirah International Nursery, Bateel Café and Friends Avenue, creating a mix that extends beyond conventional retail into healthcare, education, food and everyday services.
For a developing residential district, that mix matters. Grocery shopping, healthcare, nurseries, dining and wellness facilities contribute to how easily residents can meet daily needs within their immediate community.
The Yard is therefore positioned less as a standalone shopping centre and more as part of the infrastructure supporting Palm Jebel Ali's future residential environment.
The project will also make use of Palm Jebel Ali's waterfront setting.
Plans include open terraces and communal spaces, with direct connections to a waterfront promenade and nearby open areas. The design is intended to create places where residents and visitors can dine, meet and spend time alongside the water.
McLaren Construction LLC has been appointed as the main contractor for the development.
The addition of community-oriented retail at this stage also signals the gradual transition of Palm Jebel Ali from a development pipeline into a more complete residential ecosystem.
For Dubai's real estate market, the announcement highlights the role supporting infrastructure plays in establishing new residential destinations.
Master-planned communities increasingly compete not simply on the homes they offer but on connectivity, convenience, public spaces and access to everyday services. Retail and lifestyle destinations can consequently influence how quickly new districts develop a sense of community and how attractive they become for long-term residents.
The Yard will also expand Dubai Retail's portfolio to 57 malls and lifestyle destinations across Dubai, while extending its presence into another of the emirate's emerging growth areas.
With an opening targeted for 2027, the project adds another piece to Palm Jebel Ali's developing built environment.
As residential development progresses, The Yard will help move the island beyond being defined primarily by its future housing supply; towards becoming a community where homes, services, leisure and waterfront public spaces develop alongside one another.
