The developer has unveiled Y Views, a collection of luxury villas and mansions within its AED 30 billion Bayn masterplan in Ghantoot, offering homes with waterfront-facing bedrooms and plots of up to 31,000 sqft.

ORA Developers has launched Y Views, a boutique collection of luxury villas and mansions within its flagship Bayn development, further expanding the residential offering at the large-scale coastal masterplan located along the Ghantoot corridor between Abu Dhabi and Dubai.
The launch forms part of ORA’s broader AED 30 billion investment commitment in Bayn, a 4.8 million sqm mixed-use destination designed to connect the UAE’s two largest cities through a master-planned waterfront community.
According to ORA, Y Views comprises a limited collection of three- to eight-bedroom villas and mansions, with plots reaching up to 31,000 sqft. Prices for the current release start from AED 6.5 million.
The developer said the collection has been designed to maximise waterfront views, with every bedroom positioned to face either the sea or a waterway.
Bayn is being developed as an integrated coastal community featuring a 1.2 km natural beachfront, a five-star resort, a 204-berth marina, a business park, educational and healthcare facilities, a sports club and extensive public spaces. ORA said approximately 55% of the development’s total area will be dedicated to open space.
To support the launch, ORA has appointed betterhomes as the lead brokerage partner for the current release, providing buyers with priority access to available units. Commenting on the launch, Tamer Fikry, Chief Sales Officer at ORA Developers, said, “Y Views represents the next chapter in Bayn’s evolution, bringing to market a collection that reflects the scale and quality of what we are building in Ghantoot. betterhomes’ deep market knowledge and established buyer network make them the right partner to bring this release to the right audience.”
Richard Waind, CEO of betterhomes, said the project introduces a residential offering that is distinct within the Ghantoot corridor.
“We have not seen a villa release of this scale on the Ghantoot corridor before. Buyers looking at Abu Dhabi and Dubai have always had to choose one city or the other. Bayn, sitting exactly on that corridor, removes that choice altogether. Plots as large as 31,000 sqft, in this location, are not something the market has had access to until now,” he said.
The launch marks the latest residential phase within Bayn as ORA continues to develop its flagship UAE project, which combines waterfront living, hospitality, commercial space and community amenities within a single master-planned destination.
