National Properties has announced the completion of its AED1 billion residential and retail development, 399 Hills Park, in Dubai Hills Estate, with the handover process now underway for buyers.
The announcement, made on October 21, 2026, marks the delivery of one of the developer's flagship residential projects.
National Properties is the real estate subsidiary of National Bonds, a Sharia-compliant savings and investment company.
The development comprises 399 residential units across two towers, offering a combination of residential accommodation and lifestyle amenities.
The completion of 399 Hills Park marks the transition from construction to residential occupancy.
According to National Properties, the tower designated for sale has been fully sold, and homeowners are now receiving their residences.
The developer will retain the second tower as an income-generating asset under its long-term investment strategy.
This approach combines residential sales with the ownership of property assets intended to generate recurring income.
Mohammed Qasim Al Ali, Group CEO of National Bonds, described the project's completion as an important achievement for the company.
He said the handover reflects National Properties' commitment to developing real estate assets that provide sustainable value.
Al Ali also highlighted the importance of homeownership for families in the UAE and the role of the retained tower in generating income for National Bonds' Mudaraba portfolio.
399 Hills Park offers a range of leisure, wellness and family-oriented amenities.
Residents will have access to temperature-controlled swimming pools, fully equipped gyms, saunas and steam rooms.
Sports facilities include a padel court and basketball amenities, while club lounges provide additional spaces for relaxation and social interaction.
The development also features children's splash areas, indoor and outdoor play zones, and multipurpose rooms.
Landscaped outdoor spaces and rooftop barbecue terraces offer residents opportunities for recreation and gatherings.
The combination of amenities is intended to support everyday convenience and community living within Dubai Hills Estate.
The completion follows National Properties' recent announcement of an AED500 million Grade A commercial tower in Barsha Heights.
The project represents an expansion of the company's portfolio into commercial real estate.
National Properties also owns and develops residential and income-generating assets across Dubai, including properties in Motor City and other established communities.
Its development and investment strategy includes both the delivery of homes to buyers and the retention of selected properties for long-term income.
The handover comes amid continued construction and development activity across Dubai.
According to Dubai Land Department figures cited by National Properties, 104 real estate projects valued at more than AED111 billion were completed during the first half of 2026.
The figures highlight the scale of completed development activity in the emirate.
For National Properties, the delivery of 399 Hills Park adds a completed residential asset to its portfolio while supporting its investment strategy.
With homeowners beginning to receive their properties, the development enters its next phase as an occupied residential community.
