Nakheel, part of Dubai Holding Real Estate, has appointed Mar Marine & Building Contracting L.L.C. to carry out marine and beach works on Island B at Dubai Islands. The package will create 320 metres of new beach frontage near Bay Villas and upgrade around 3km of the island’s western shoreline, with completion targeted for Q4 2027. Under the contract, Mar Marine will build new breakwaters, remove the existing rock revetments and form a new beach adjacent to Bay Villas. The contractor will also refurbish and undertake remedial works at several existing beaches along Island B’s western edge, linking the new and enhanced sections of coastline into a continuous waterfront.

The works are closely tied to Bay Villas, a community of 636 villas and townhouses on Island B. Nakheel awarded the AED 2.6 billion construction contract for the community to Fibrex Contracting L.L.C. in August 2025, and the marine package will now shape its waterfront setting alongside the homes themselves.

The appointment adds to a sequence of contracts on Island B. In April 2026, Nakheel awarded an AED 527 million primary infrastructure and utilities contract to Al Nasr Contracting Company. Taken together, the three packages cover the island’s homes, core infrastructure and coastline.

Khalid Al Malik, Chief Executive Officer of Dubai Holding Real Estate, said, “Dubai Islands is being delivered as a distinctive waterfront destination designed around the experience of residents and visitors. Building on the infrastructure works already under way on Island B, the new beach frontage near Bay Villas and enhancements to the western shoreline will create a high-quality coastal environment that develops in step with the wider masterplan.”

Nabil Abou Rjaili, General Manager, Mar Marine & Building Contracting L.L.C., said, “We are proud to partner with Nakheel for marine and beach works on Island B at Dubai Islands. This package combines new breakwaters and beach formation with the refurbishment of existing coastal areas. Our team will leverage its marine engineering experience to coordinate these elements and deliver the next stage of the island’s waterfront.”

Dubai Islands covers 18.6 square kilometres across five islands and extends the historic Deira coastline. Its masterplan provides for approximately 62,000 homes housing more than 230,000 residents, together with over 11,000 hotel keys and more than 4,000 branded residences.

The order in which Nakheel is awarding Island B contracts is worth noting. Homes, utilities and now the shoreline are being procured as separate packages but delivered in parallel, which allows the waterfront to mature alongside the community it serves rather than after it. For future Bay Villas residents, that sequencing means the beach and the homes are being developed side by side. With more than 62,000 homes planned across Dubai Islands, the approach on Island B offers an early indication of how Nakheel intends to phase infrastructure and amenity delivery across the wider masterplan.
