International real estate developer MERED has announced the launch of Riviera Residences Phase 2 on Abu Dhabi's Al Reem Island, within the Abu Dhabi Global Market (ADGM) area. Work on the new phase is scheduled to begin before the end of 2026, with completion targeted for the second quarter of 2030.

The development will comprise 389 apartments, eight Bay Villas, six Sky Villas and one penthouse. The project will expand MERED's waterfront residential offering alongside the first phase of Riviera Residences.

Architecture Inspired by Abu Dhabi's Heritage

Designed by Swiss architectural practice Herzog & de Meuron, Phase 2 will feature a distinctive façade inspired by Abu Dhabi's pearl-diving heritage.

Custom-made, mother-of-pearl-inspired elements will form part of the building's exterior, while a 30-metre-long 3D sand-printed installation will feature in the lobby.

The residences will incorporate natural materials, private balconies or terraces and layouts designed to connect interior spaces with the surrounding landscape.

The project will also include more than 65,000 square feet of resort-style amenities, including swimming pools, spa and wellness facilities, fitness areas, a padel court, lounges and children's play spaces.

Landscaped Gardens and Waterfront Promenade

Landscape architect Michel Desvigne Paysagiste has developed a garden concept drawing inspiration from the French and Italian Riviera, adapted to Abu Dhabi's climate.

The development will feature approximately 300 trees and palms, more than 7,000 square metres of planted surfaces and over 60 plant species and varieties.

Three garden concepts, the Sea Pearl Garden, Energy Garden and Bloom Orchard, will provide spaces for relaxation and outdoor activities.

A one-kilometre walking path will connect landscaped areas, while an approximately 300-metre waterfront promenade will include cafés, restaurants and retail spaces.

The landscape design will incorporate climate-adapted planting, high-efficiency drip irrigation and automated water management systems.

Development Progress and Market Context

MERED said enabling works for Riviera Residences 1 have been completed, with construction progressing towards its scheduled completion in the third quarter of 2029. All pre-launch units in the first phase sold out during the fourth quarter of 2025.

The Phase 2 announcement follows increased residential activity across Al Reem and Al Maryah islands. According to the Abu Dhabi Real Estate Centre, residential sales in the ADGM area reached AED10.5 billion during the first half of 2026, representing a 153% year-on-year increase.

Michael Belton, Chief Executive Officer of MERED, said the development combines international architectural expertise with design elements reflecting Abu Dhabi's heritage and waterfront identity.

With construction scheduled to begin by year-end, Riviera Residences Phase 2 will add further luxury residential inventory to Al Reem Island's development pipeline, with delivery planned for Q2 2030.
