Construction is underway on Phase 7 of Nad Al Sheba Gardens after Meraas awarded GCC Contracting a nearly AED 1 billion contract for 272 villas and townhouses, with completion targeted for the second quarter of 2028.

Another 272 homes are moving from plans to construction at Nad Al Sheba Gardens, as Meraas advances the latest phase of its growing residential community close to Downtown Dubai.
Meraas, part of Dubai Holding Real Estate, has awarded a contract worth nearly AED 1 billion to GCC Contracting for construction of Phase 7 of Nad Al Sheba Gardens. Work has already commenced onsite, with completion anticipated in Q2 2028.
The contract covers 130 villas and 142 townhouses, alongside pool houses, utilities and supporting infrastructure.
The villas will range from four to seven bedrooms, while the townhouses will feature three bedrooms, adding another collection of larger family-oriented properties to the Dubai market.
Nad Al Sheba Gardens sits approximately 10 minutes from Downtown Dubai, with access to Meydan Racetrack, Dubai International Airport and major destinations across the city.
Phase 7 builds on the community's low-density residential proposition, combining villas and townhouses with landscaped outdoor areas.
Plans for the wider phase include a swimmable lagoon, yoga lawn, wave pool, running tracks, sports facilities, children's play areas and community spaces. Nad Al Sheba Gardens also includes retail and dining through its community mall.
Khalid Al Malik, CEO of Dubai Holding Real Estate, linked the latest contract award to continued demand for premium master-planned communities in Dubai and confidence in the emirate's residential market.
For Dubai's property market, the announcement is significant because it moves the focus beyond another residential launch.
As the emirate's off-plan pipeline continues to expand, construction progress and eventual delivery are becoming increasingly important parts of the property story.
Phase 7 was initially unveiled in 2024. The latest contract now establishes a clearer construction timeline for the 272 homes, with GCC Contracting responsible for bringing the residential and supporting infrastructure components forward.
The nearly AED 1 billion award therefore marks the next stage for Nad Al Sheba Gardens' expansion; turning another phase of the master community into homes scheduled to reach completion in 2028.
