Ohana Development reports strong demand for its Yas Canal waterfront project, with 92% of second-phase units sold within 48 hours and all townhouses and duplexes booked.

Ohana Development has reported that 92% of the second phase of Manchester City Yas Residences by Ohana was sold within 48 hours of its sales launch, marking another major sales milestone for the waterfront development in Abu Dhabi.
The developer confirmed that all townhouses and duplexes released during Phase 2 were sold, following the complete sell-out of the project's first phase within 72 hours earlier in 2026.
Located along Yas Canal, the development is being delivered as a Manchester City-branded residential community combining waterfront housing with sports, wellness and leisure facilities.
The second phase comprises 619 residences, including two- and three-bedroom townhouses, duplexes and four- and five-bedroom villas.
According to Ohana Development, Emirati nationals accounted for 53% of Phase 2 buyers, while the remaining purchasers included other UAE residents and international buyers.
The developer introduced different payment structures based on buyer nationality.
UAE nationals were offered a 30/70 payment plan, while other nationalities were offered a 35/65 arrangement.
These structures allow buyers to make an initial payment before settling the remaining amount according to the project's payment schedule.
The developer has not disclosed the total transaction value achieved during the 48-hour sales period.
Manchester City Yas Residences by Ohana occupies a 1.67 million-square-metre site along Yas Canal, adjacent to Yas Island.
More than 55% of the masterplan has been allocated to landscaped gardens and green spaces.
The development will feature an integrated Manchester City training academy, supported by sports recovery facilities and dedicated fitness areas.
Other planned amenities include a City Café, City Lounge, marina sports club, waterfront promenade and a combination of retail, dining and leisure destinations.
The project is designed to incorporate sporting facilities into a residential community rather than operating solely as a conventional waterfront housing development.
The residential development incorporates Manchester City's international football brand into its community concept.
In October, Ohana Development announced that Manchester City footballer Erling Haaland had become a homeowner at the development.
The announcement accompanied the second-phase launch, which was attended by Manchester City manager Pep Guardiola, the project's brand ambassador.
The collaboration forms part of the developer's strategy to differentiate the project through branded amenities and a sports-oriented residential offering.
However, the developer's reported sales results remain the primary measure of the project's initial market response.
Construction of Phase 1 has been progressing since the project's groundbreaking in September 2026.
Ohana Development has indicated that the residential community is scheduled for phased delivery by 2029.
Husein Salem, CEO of Ohana Development, attributed the second-phase sales performance to continued buyer interest in the development's waterfront location and integrated community concept.
Mustafa El Sammak, the company's Chief Operating Officer, also acknowledged the role of its sales teams and broker partners in managing the launch.
The developer's latest announcement provides an indication of demand during the initial sales period, although it does not establish the eventual occupancy rate or long-term investment performance of the residences.
With Phase 2 substantially sold, attention will turn towards construction progress and the delivery of the project's residential and community facilities.
