Royal Development Holding has confirmed that Mallside Hotel, Curio Collection by Hilton, at Dubai Hills Estate is scheduled to open in the first quarter of 2027, with development now approaching completion.
The hotel forms part of the developer's expanding hospitality portfolio and will operate under Hilton's Curio Collection brand. Located within Dubai Hills Estate, the property will have direct pedestrian access to Dubai Hills Mall through a connecting skybridge.
The project is being developed by Royal Development Holding, a subsidiary of Abu Dhabi-listed Emirates Stallions Group, as the company expands its presence in the UAE hospitality and real estate sectors.
Mallside Hotel has been planned as an integrated hospitality and residential destination within Dubai Hills Estate, a master-planned community that combines residential developments, commercial facilities, retail and leisure infrastructure.
Its direct connection to Dubai Hills Mall will provide guests with access to retail outlets, restaurants and entertainment facilities without requiring road transport.
The hotel's location is intended to serve both leisure visitors and business travellers seeking accommodation within an established residential and commercial district.
The property will operate as part of Curio Collection by Hilton, a portfolio of individually branded hotels that maintain their own identities while operating within Hilton's wider hospitality network.
Royal Development Holding has not yet announced the complete range of dining concepts and guest amenities, stating that further details will be released closer to the opening.
Tariq Nazzal, Chief Executive Officer of Royal Development Holding, said the project forms part of the company's strategy to diversify its real estate portfolio through hospitality assets and partnerships with international hotel operators.
The development represents an additional investment in Dubai's hospitality sector, where hotel operators are increasingly establishing properties within mixed-use communities rather than concentrating exclusively on traditional tourism districts.
For Royal Development Holding, the project also provides exposure to hospitality operations within Dubai Hills Estate, where established residential, retail and commercial activity creates multiple potential sources of accommodation demand.
The company has not disclosed a revised opening date beyond the first-quarter 2027 target.
Royal Development Holding has appointed Nagy Nagaty as General Manager of Mallside Hotel.
Nagaty brings more than 25 years of international hospitality experience, including previous senior roles with Hilton and Four Seasons.
He will oversee operational preparations, staffing and the establishment of service standards ahead of the planned opening.
The appointment marks a transition towards the hotel's operational phase as development approaches completion.
Mallside Hotel reflects a development approach that places hospitality accommodation alongside residential, commercial and retail infrastructure.
For developers, this model can create connections between different property uses while offering guests access to facilities already operating within the surrounding community.
The hotel's proximity to Dubai Hills Mall is expected to be a central feature of its positioning, although its commercial performance will depend on factors including room demand, pricing, operating costs and competition.
