Real estate developer LMD has announced the launch of the Christian A. Rockefeller Business Tower on Sheikh Zayed Road, Dubai, introducing a new branded commercial development to the city's office property market.
The 87-storey tower is being developed in partnership with Christian A. Rockefeller, a descendant of the Rockefeller family, represented by Iconique Living Group.
Announced on October 22, 2026, the project will combine Grade A office accommodation with hospitality-inspired amenities, including wellness, dining and business facilities.
The developer has described the planned building as a future landmark in Dubai's commercial property sector.
The Christian A. Rockefeller Business Tower is planned as an approximately 400-metre development positioned between DIFC, Downtown Dubai and Business Bay.
According to the project announcement, the building is scheduled for completion in the second quarter of 2031.
LMD expects the tower to become Dubai's tallest commercial building upon completion, although this remains a developer projection rather than an independently established ranking.
The project will comprise 332 freehold office units across four collections: Prime, Elite, Executive and Presidential.
Office spaces will range from approximately 1,077 square feet to full-floor configurations beginning at 11,541 square feet.
Presidential offices are planned for floors 71 to 80 and will include private terraces.
The tower's concept centres on integrating workplace accommodation with services and amenities more commonly associated with hospitality developments.
Five floors will be dedicated to shared facilities, including two levels focused on health and fitness.
Planned amenities include a spa, swimming pools, fitness facilities, a padel court, restaurants and retail outlets.
A three-storey reception lobby will provide the main entrance to the development.
The 87th floor will accommodate a business centre with coworking spaces, meeting rooms, podcast studios and an events hall.
The tower is also planned to include 23 lifts and more than 1,100 parking spaces.
Common-area interiors have been designed by Bahrain-based International Design Associates.
The development marks the introduction of the Christian A. Rockefeller brand into the real estate sector.
Christian A. Rockefeller is collaborating with LMD on the project, with Dubai selected as the location for the brand's first building.
Iconique Living Group represents the brand in the partnership, while Devmark has been appointed as the exclusive sales and marketing partner.
Hamad Al Abbar, Managing Partner of LMD UAE, said the development represents an expansion of the company's portfolio in Dubai.
He highlighted the intention to combine premium offices with facilities for wellness, dining, meetings and corporate hospitality.
The development will be located along Sheikh Zayed Road, between the Business Bay and Burj Khalifa/Dubai Mall metro stations.
Its position provides access to major commercial districts, including DIFC, Downtown Dubai and Business Bay.
The location is intended to appeal to businesses seeking office accommodation within an established commercial corridor.
LMD is positioning the project around a combination of central connectivity, branded design and integrated amenities.
The Christian A. Rockefeller Business Tower adds another proposed high-rise office development to Dubai's commercial property pipeline.
The project also introduces a branded concept more commonly associated with residential and hospitality properties into the Grade A office market.
While the developer has outlined the building's design, office categories and anticipated completion schedule, the project's total investment value has not been disclosed.
The tower remains a planned development, with its eventual height, completion and market positioning subject to delivery.
