The 542,351-square-metre residential community will add four- to six-bedroom villas to Abu Dhabi’s Jubail Island as the destination moves into its next phase of development.

LEAD Development has unveiled RIMAS, a new premium residential community comprising 167 villas on Jubail Island in Abu Dhabi.
Introduced during LIVEX 2026, the development will span approximately 542,351 square metres and comprise 76 four-bedroom villas, 76 five-bedroom homes and 15 six-bedroom residences.
Plots will range from approximately 850 to 1,716 square metres, with the community positioned around Jubail Island’s mangroves, waterways and open green spaces.
The community will include an elevated waterfront promenade alongside a resort-style swimming pool, beachfront gym and wellbeing centre.
Other planned amenities include a community beach, kayak station, sports courts and dedicated walking, running and cycling routes.
A Mangrove Trail will connect RIMAS with the wider Jubail Island Mangrove Park and Abu Dhabi Royal Equestrian Arts, extending access to the island’s natural and recreational infrastructure.
RIMAS forms part of the continued development of Jubail Island, located between Yas Island and Saadiyat Island.
The launch comes as Jubail Island moves into a more established stage of development, with more than 1,000 homes already handed over across its six villages.
Community facilities are now operating across Nad Al Dhabi, Seef Al Jubail and Jubail Terraces, while the island’s education offering is also expanding. Redwood Center of Excellence Nursery & Kindergarten has opened, with Gordonstoun School also planned for the destination.
Mounir Haidar, Co-Founder and Managing Partner of LEAD Development, said RIMAS was designed around the relationship between the natural environment, everyday life and community connection.
The project adds another low-density residential offering to Abu Dhabi’s luxury market while extending the wider Jubail Island masterplan as infrastructure, amenities and completed homes continue to come online.
