Global real estate services firm JLL has been appointed the exclusive office leasing partner for The Offices at Water Gardens, a 12-storey Grade A commercial development in Dubai International Financial Centre (DIFC).
Developed by H&H and designed by Pritzker Prize-winning architect Sir David Chipperfield, the building will provide 246,737 square feet of net leasable office space within the wider Water Gardens mixed-use destination.
The appointment positions JLL to lead the project's leasing strategy as demand for premium, flexible workplaces continues to influence Dubai's commercial property sector.
The Offices at Water Gardens will offer a combination of smaller workplace formats and larger commercial spaces.
Three floors are designated for micro-suites, while other areas will accommodate businesses requiring more extensive office layouts.
Workspaces will be delivered on a shell-and-core basis, allowing occupiers to customise interiors according to their operational requirements.
The building is designed to support modern workplace needs through advanced digital connectivity, mechanical and electrical systems, building management technology and destination-controlled lifts.
Its design also places emphasis on occupant wellbeing, productivity and flexible working arrangements.
The development is targeting LEED Platinum certification, reflecting its planned focus on environmental performance and building efficiency.
The proposed sustainability features form part of a broader design approach intended to create a high-quality commercial environment.
The building's architectural concept combines contemporary office infrastructure with access to landscaped public spaces and amenities within the surrounding development.
For occupiers, these features are intended to support workplace functionality while creating an environment suited to both individual work and collaboration.
As exclusive leasing agent, JLL will provide market analysis, tenant-mix planning and leasing services for the development.
Its responsibilities will include positioning the building within Dubai's commercial property market and managing leasing agreements with prospective occupiers.
Ben Johnston, Head of Commercial Agency, UAE at JLL, highlighted the growing demand for high-quality offices that accommodate changing workplace expectations.
He noted that businesses are increasingly seeking flexible environments that support collaboration and help attract and retain employees.
The appointment reflects JLL's role in connecting commercial property developments with companies seeking suitable office locations in Dubai.
The Offices forms part of Water Gardens, a four-building development combining commercial workplaces, residences, hospitality and retail.
The masterplan is organised around a landscaped central garden and pedestrian public spaces.
A water feature will connect the office building with other elements of the destination, including Four Seasons Private Residences Dubai at DIFC, The Carlyle Dubai and Eden House DIFC.
The wider Water Gardens development is scheduled for completion in 2028.
With JLL overseeing office leasing, the project will add to DIFC's pipeline of premium commercial properties designed to accommodate businesses seeking modern workplace facilities in an established financial district.
