Developed by Select Group and built by Innovo Group, the sold-out ultra-luxury development on Palm Jumeirah's West Crescent marks the arrival of the Six Senses brand to the UAE residential market.

Innovo Group has announced the successful completion and final handover of Six Senses Residences Palm Jumeirah, marking the delivery of the first Six Senses branded residence in the UAE. Developed by Select Group, the project was constructed by Innovo as main contractor, with a scope covering full MEP works, procurement, FF&E curation, and the design of internal and external lighting and landscaping.
The development comprises 238 keys in total, including 66 hotel rooms, 131 branded residences, 32 Sky Villas, and nine Signature beachfront villas, positioned on the West Crescent of Palm Jumeirah. The entire development sold out ahead of completion, a signal the industry has noted in the context of broader market momentum at the ultra-luxury end of the Dubai residential market.
The project presented significant engineering complexity. Innovo connected the entire multi-structure development through a single large basement, unifying the residential and hotel buildings while accommodating extensive water features and integrated premium amenities including a spa, gym facilities, and dining venues. Innovo's scope included advanced structural solutions, high-end façade systems, and meticulous finishing standards to meet ultra-luxury expectations.
On the sustainability front, the project has achieved LEED Silver certification, according to Innovo's official project page. Key sustainability measures include energy-efficient systems, optimised water consumption frameworks, and sustainable material selection. One of the key innovations was the implementation of battery systems as an alternative to conventional generator power during construction, reducing carbon emissions and minimising noise pollution in a sensitive residential area.

The handover of Six Senses Residences Palm Jumeirah arrives at a moment when branded residences have moved from a niche segment to one of the UAE's most actively tracked real estate categories. According to CBRE's UAE Branded Residences Report 2025, Dubai recorded a 26% year-on-year surge in branded residence transaction volumes in the first nine months of 2025, with over 7,700 branded units sold and total sales value reaching almost AED 50 billion, a 51% increase year-on-year. Investors are currently paying an average premium of approximately 64% for branded units compared to non-branded units in the same location, substantially higher than global averages.
The pipeline ahead is significant. CBRE projects over 31,300 branded units across 110 projects scheduled for delivery in Dubai between 2025 and 2030, with branded homes expected to represent around 8% of the city's total new residential pipeline during this period. Ready branded inventory, however, remains scarce, with only 18,500 completed units currently existing, concentrated in mature areas including Palm Jumeirah, Business Bay, DIFC, and Downtown Dubai.
It is within that supply-constrained, premium-commanded landscape that the Six Senses delivery carries its wider significance. As the first Six Senses branded residence in the UAE, its sell-out ahead of completion and its LEED Silver certification position it as a data point in the broader argument that quality of delivery, brand association, and sustainability credentials are becoming the defining variables in how branded residential assets perform over time.
