A 20,000 sq ft Grade A office acquisition in Business Bay is giving Infinity Developments a permanent operational base in Dubai as the real estate company expands beyond its existing African portfolio.

Infinity has acquired the commercial space for AED 60 million, approximately $16 million, translating into an average price approaching AED 3,000 per sq ft.

For REM Times, the transaction is particularly interesting because the property itself forms part of the company's international expansion strategy.

Rather than simply leasing a Dubai headquarters, Infinity has committed capital to owning Grade A commercial real estate in one of the city's principal business districts.

The acquisition will serve as the company's regional headquarters while also being held as a long-term real estate asset.

Infinity Chairman and CEO Samuel Saba said Dubai's position connecting Africa, the Middle East, Europe and Asia was an important consideration in selecting the city for the company's international base.

Business Bay, in turn, places the company within one of Dubai's most established mixed-use commercial districts, neighbouring Downtown Dubai and within easy reach of the city's wider financial and business ecosystem.

From East Africa to Dubai

Infinity's existing development portfolio is concentrated primarily across Zanzibar and mainland Tanzania, spanning residential, hospitality and mixed-use real estate.

Its overall portfolio is valued at approximately $600 million, according to information accompanying the Business Bay acquisition.

The Dubai purchase represents its most significant UAE commitment to date and provides the company with a base from which to manage further international expansion.

Infinity is also considering an office acquisition in Europe, suggesting that the Business Bay transaction may form part of a wider strategy of establishing owned operational bases in key markets.

For Dubai's commercial property market, the transaction also illustrates the role premium offices can play beyond conventional investment portfolios.

Businesses expanding into the emirate have a choice between leasing workspace and purchasing their own commercial assets. An acquisition of this scale combines both requirements: securing an operational headquarters while creating exposure to the underlying property.

The near-AED 3,000 per sq ft transaction value also places a clear figure on the premium attached to Grade A space within Business Bay.

Dubai's commercial real estate sector has attracted increasing attention as international businesses establish or expand regional operations, particularly across central districts with established transport, hospitality and professional-service infrastructure.

That makes corporate occupier demand an increasingly important part of the office-market story alongside conventional investors and landlords.

Infinity's acquisition brings those two roles together.

The company becomes both an occupier and owner, using the asset as its UAE headquarters while viewing the purchase as a long-term property position.

For Business Bay, a AED 60 million commitment from an international developer adds another example of how Dubai's commercial districts are being used as launch points for businesses connecting multiple regional markets.

And for Infinity, the transaction gives its international expansion something tangible: 20,000 sq ft of owned commercial space at the centre of Dubai's business landscape.
