HOLM Developments has officially launched HOLM Central, a twin-tower residential project in Jumeirah Garden City, Dubai, marking the developer's largest residential development to date.
The project was unveiled at an event held at Atlantis The Palm, attended by brokers, investors and industry partners.
Announced on October 19, 2026, HOLM Central expands the company's residential portfolio with a development centred on contemporary design, landscaped spaces and hospitality-inspired amenities.
HOLM Central comprises two residential towers connected by an expansive landscaped podium.
The development will offer fully furnished apartments designed to combine residential functionality with hospitality-inspired interiors.
The project's design includes a triple-height lobby intended to create a distinctive arrival experience.
According to the developer's project information, the residential offering includes studios, one-bedroom apartments and two-bedroom residences with maid's rooms.
Apartment sizes range from approximately 378 to 1,061 square feet.
The project brings together contemporary architecture, planned residential layouts and shared lifestyle facilities.
A central feature of HOLM Central is its landscaped podium, which will accommodate a range of leisure and recreational facilities.
The development will include swimming pools, a fitness centre, sauna and steam facilities, and dedicated yoga and wellness areas.
Residents will also have access to gardens, outdoor lounges, children's play areas and barbecue spaces.
These amenities are intended to provide opportunities for relaxation, recreation and community interaction within the development.
HOLM's approach places emphasis on incorporating hospitality-style facilities into everyday residential living.
HOLM Central is situated in Jumeirah Garden City, a residential neighbourhood with access to Dubai's commercial districts, retail destinations and coastal attractions.
The location offers connectivity to areas including DIFC, Downtown Dubai and Sheikh Zayed Road.
According to the developer, the project is also within reach of Dubai International Airport and several established leisure destinations.
Its central location forms part of HOLM's strategy of developing residential properties in connected urban neighbourhoods.
HOLM Central follows the developer's earlier projects, HOLM One and LINEA by HOLM.
According to the company, HOLM One sold out within 10 days, while LINEA by HOLM sold out on its launch day.
The developer cited the performance of these projects as part of the foundation for its latest development.
Sergey Avayan, CEO of HOLM Developments, said the new project builds on lessons from the company's previous residential developments.
"HOLM Central brings together what we have learned from HOLM One and LINEA," Avayan said.
He added that the company continues to refine its developments by focusing on additional space, improved comfort and hospitality-inspired residential experiences.
The launch of HOLM Central represents another step in HOLM Developments' expansion within Dubai's residential property market.
The developer continues to focus on design-led housing, functional layouts and lifestyle amenities.
HOLM's project page lists apartment prices starting from AED1.05 million.
While the October 19 launch announcement does not specify a handover date, the company's current website contains differing completion information, including references to 2028 and 2029. The final delivery schedule should therefore be confirmed directly with the developer.
With HOLM Central, the company is extending its residential offering in Jumeirah Garden City while continuing to develop its broader portfolio.
