GAF Property Launches Flow 25 on Reem Island With Units From AED 1.79 Million

GAF Property, a boutique Emirati developer based in Abu Dhabi, has launched Flow 25, its first off-plan residential development, on Reem Island. The project comprises 104 units ranging from one- to four-bedroom apartments, sky villas and penthouses, with prices starting from approximately AED 1.79 million.

The project takes its design cues from the Ghaf tree, the UAE's national tree, translating principles of resilience and sustainability into its architectural approach. This includes a focus on natural light, climate-responsive design, and outdoor spaces fitted with built-in cooling systems within balcony and open-area furniture to allow year-round use.

Engineer Ashba Alghafli, CEO of GAF Property and an architect specialising in development project management, said, "Flow 25 represents an extension of this shift. We approached it not as a conventional residential development, but as a fully integrated living experience. Inspired by the Ghaf tree, we translated principles of balance and sustainability into practical design solutions, from how natural light enters and flows through spaces, to the creation of outdoor environments that can be used year-round."

Amenities include outdoor swimming pools, a rooftop yoga pavilion, a sky lounge, a wellness area with sauna, cold plunge and steam room, fitness facilities, and communal terraces.

Reem Island sits in proximity to Saadiyat and Yas Islands and the capital's main retail and cultural destinations.

GAF Property's completed portfolio includes Al Beed Tower, Al Beed Terrace and By The Sea Tower, all located on Al Reem Island and Al Raha Beach.
