Dubai-based real estate group fäm Properties has announced the integration of its property intelligence platform, DXBinteract, with ChatGPT and Claude, allowing users to access Dubai real estate market data through conversational artificial intelligence.

Announced on October 21, 2026, the integration enables brokers, investors and property buyers to connect DXBinteract to either AI assistant and ask questions about property prices, rental rates, investment yields, future supply and developer delivery performance.

The service is available now, with responses generated using DXBinteract's property market database, including analysis based on Dubai Land Department records.

Accessing Dubai Property Data Through AI

The integration allows users to add DXBinteract as a custom connector within ChatGPT or Claude, sign in and submit property-related questions in natural language.

Instead of manually navigating multiple datasets, users can request information about residential communities, recent sales transactions and market performance.

Firas Al Msaddi, Founder and CEO of fäm Properties, highlighted the importance of using completed transaction records when assessing property values.

"While listings tell you what sellers want, transaction records tell you what buyers actually paid," he said.

He added that DXBinteract was developed for the wider property market, providing brokers with access to the same data used by fäm Properties.

The integration is intended to make this information more accessible to industry professionals and individual investors.

Comparing Property Prices and Rental Yields

One of the platform's main capabilities is analysing residential communities according to investment performance.

Users can ask which Dubai neighbourhoods offer stronger rental yields, price appreciation and transaction activity.

DXBinteract can rank communities using gross rental yield, year-on-year price growth and transaction volume.

To support the reliability of these comparisons, areas with insufficient transaction data are excluded from the rankings.

The platform can also provide indicative property values based on recent sales of comparable units.

For example, users can ask whether an apartment's asking price is above or below prevailing market levels.

DXBinteract responds with an estimated value range informed by the area's median price per square foot and transactions involving similarly sized properties.

These estimates are intended as market reference points rather than formal property valuations.

Tracking Developer Delivery Performance

The integration also introduces access to developer delivery records, allowing users to examine project completion histories.

DXBinteract provides information on how many projects a developer has handed over on schedule, how many were delivered late and how many remain overdue.

The platform also calculates the median delay in days, comparing planned completion dates with actual handovers.

According to fäm Properties, the same methodology is applied across developers, including its affiliated development brand, Nordic by fäm.

This feature is designed to help buyers assess delivery-related risks when considering off-plan properties.

Investment Calculations and Future Supply

Beyond pricing and delivery records, users can compare up to six Dubai communities side by side.

The platform also provides information about off-plan sales progress, construction activity, upcoming handovers and future residential supply.

Additional tools support calculations relating to gross rental yields, investment payback periods and mortgage affordability, including estimated upfront cash requirements.

Fateh Al Msaddi, Founder of DXBinteract and COO of fäm Properties, said the integration is intended to simplify access to property market intelligence.

"An investor should be able to ask one question and understand not just what a property costs, but how it compares with the market, what returns it could generate and what risks lie ahead," he said.

Expanding AI Applications in Dubai Real Estate

The integration represents another development in the use of AI within Dubai's property sector, particularly in making market information easier to access and interpret.

Founded in 2009, fäm Properties operates across brokerage, leasing, property management, mortgages, conveyancing, development and proptech.

DXBinteract, developed within the group's ecosystem, provides free access to Dubai property market intelligence.

With its new AI connectivity, the platform aims to support more informed decisions by bringing transaction records, market comparisons and investment calculations into a conversational interface.

Users can find setup instructions for both AI assistants at dxbinteract.com.

The company emphasises that investment calculations and property estimates are indicative and do not constitute guaranteed returns or formal valuations. Users can verify underlying figures directly through DXBinteract.
