Fakhruddin Properties has unveiled Tréppan Vision, an AED700 million mixed-use development in Dubai Land Residence Complex, at the International Property Show (IPS 2026). The project will comprise 463 units across three asset classes: 408 residential apartments, 48 office suites and seven retail units. The residential mix includes 252 Smart Studios, 108 one-bedroom residences and 48 two-bedroom residences.
Eight specialised robotic services will operate across the development, covering reception and household assistance, security, cleaning, coffee preparation, healthcare support and delivery, with dedicated robots assigned to each floor.
The development's Flexi Smart Family Residences are designed to be reconfigured as household needs change, with one-bedroom units convertible into two-bedroom layouts and two-bedroom units into three-bedroom configurations. Inside residences, automation will connect lighting, climate control, motorised curtains and smart access through HomeSoul, Fakhruddin Properties' AI-native platform.
A robotics-enabled healthcare service, Smart Care, has been developed with a healthcare provider to assist with basic vital checks, teleconsultations, medication delivery and wellness rounds, along with remote family presence features.
Residences will include Airocide air purification technology, centralised UV filtration and a drinking-water system providing hydrogenated, mineralised and alkaline-ionised water. Podium and rooftop amenities include an infinity pool, gym, Zen meditation area, jacuzzi, botanical garden seating, calisthenics park, jogging track, reflexology garden, children's areas, an outdoor amphitheatre, rooftop barbecue kitchen and café. The development also includes co-working areas, bookable workspaces, podcast rooms and a daycare facility.
On sustainability, Fakhruddin Properties said its waste-management model is designed to divert up to 90 per cent of building waste from landfill through on-site segregation and collection.
Yousuf Fakhruddin, CEO and Managing Partner of Fakhruddin Properties, said the project reflects the company's approach to combining robotics, AI, wellness and sustainability. "The real future of real estate is not about how much technology we can put into a building. It is about how intelligently that technology can improve people's lives," he said.
Completion of the project is scheduled for Q4 2029.
