Emirati youth have invested a cumulative AED4.3 billion in Sharjah’s real estate sector, according to new figures released by the Sharjah Real Estate Registration Department to coincide with International Youth Day.
The data shows that 5,314 Emirati investors aged between 18 and 35 have collectively traded 7,052 properties across the emirate, highlighting the increasing role of young nationals in Sharjah’s property market.
According to the department, the figures reflect growing investment awareness among younger generations and continued confidence in Sharjah’s economic and legislative environment.
Male investors accounted for 59.5% of the investor base, representing 3,162 investors, while female investors comprised 40.5%, equivalent to 2,152 investors.
In terms of investment value, male investors contributed approximately AED2.8 billion, representing 64.6% of total youth investment, while female investors accounted for around AED1.5 billion, or 35.4% of the total.
Property ownership data also revealed a relatively balanced distribution. Male buyers held 4,325 properties, representing 61.3% of all properties traded by Emirati youth, while female buyers owned 2,727 properties, accounting for 38.7%.
The figures highlight a broader trend across the UAE, where younger investors are becoming increasingly active participants in the residential property market. For developers, master developers and real estate stakeholders, the data points to the growing importance of addressing the housing, investment and lifestyle preferences of a younger buyer demographic.
As Sharjah continues to expand its residential offerings and attract end-users alongside investors, youth participation is emerging as an important component of long-term market sustainability and domestic demand.
