Emaar has recorded the highest sales value among Dubai developers so far in 2026, according to a new market analysis by fäm Properties based on DXBinteract data.
The report shows that Emaar registered AED30.6 billion in sales transactions as of July 22, 2026, placing it ahead of DAMAC, which recorded AED16.7 billion. The figures underline the depth of Dubai’s residential market, where leading developers continue to drive activity across both luxury and affordable segments.
Emaar also led the AED15 million and above luxury segment by transaction volume, recording 387 deals worth AED8.4 billion. Omniyat followed with 212 transactions valued at AED6.5 billion, while H&H recorded 178 transactions worth AED6.9 billion.
The developer has also delivered the highest number of projects and units so far this year, with nine projects and 3,819 units completed. It also has the largest number of active projects under construction, at 150.
While Emaar led by sales value, Azizi was the most active developer by overall transaction volume. The developer recorded 8,411 sales transactions worth AED7.5 billion, supported largely by demand in the affordable segment below AED2 million.
The top ten developers by overall sales volume recorded a combined 36,808 transactions worth AED86.8 billion.
Firas Al Msaddi, CEO of fäm Properties, said the data shows that Dubai’s market strength is not limited to one segment.
“The fact that Dubai’s leading developers have been driving sales across both the luxury and affordable segments throughout the year is clear sign of market strength,” he said.
“This shows that demand is not concentrated in one area, and points to a healthy, diversified market with steady demand from both investors and end-users.”
In overall sales volume, Azizi led with 8,411 transactions, followed by DAMAC with 6,387 and Emaar with 5,550. In the affordable segment, Azizi recorded 8,095 transactions worth AED6.6 billion, ahead of Binghatti and DAMAC.
DAMAC ranked second for projects and units delivered this year, with seven projects and 2,591 units completed. It also had 113 active projects under construction, placing it behind Emaar.
Reportage has launched the highest number of projects so far in 2026, with 16 launches. The developer also ranked among the top ten developers for properties below AED2 million and overall transaction volume.
The data points to a broad-based Dubai residential market, where premium master developers, branded luxury players and affordable housing developers are all contributing to transaction activity. With demand spread across price points, the market continues to show depth across both end-user and investor-led segments.
