Ellington Properties and Al Hamra Group have unveiled Berkeley Tower, an AED 2.8 billion commercial development in Dubai's Business Bay district, marking Ellington's largest and tallest commercial project to date.
Announced on October 20, 2026, the Grade A office tower will rise above 60 floors and combine commercial workspaces with technology-driven infrastructure, wellness facilities and lifestyle amenities.
The development represents a significant expansion of Ellington's commercial real estate portfolio, extending the company's design-led approach into a larger-scale workplace project.
Berkeley Tower is planned as a high-rise commercial destination offering Grade A office spaces in one of Dubai's established business districts.
Its location in Business Bay provides connectivity to Downtown Dubai, Dubai International Financial Centre and major transport networks.
The development is intended to accommodate the changing requirements of businesses seeking modern workplaces supported by amenities and advanced building infrastructure.
The tower's architectural and operational features will focus on convenience, functionality and the overall workplace experience.
Technology will form a central component of Berkeley Tower's infrastructure.
The development will incorporate robotic parking facilities and double-decker lifts equipped with a destination-controlled system.
These features are intended to improve movement within the building and support the efficient operation of a high-rise commercial environment.
The integration of such systems reflects the developers' focus on workplace infrastructure that responds to the practical needs of businesses and building occupants.
Berkeley Tower will feature five levels of amenities distributed across the ground floor, mezzanine and three additional floors.
These spaces will include business lounges, meeting rooms, fitness and wellness facilities, outdoor terraces, event and social spaces, a clubhouse and interactive gaming areas.
The amenities are designed to extend the workplace experience beyond traditional office floors, providing opportunities for professional interaction, recreation and wellbeing.
The development reflects growing attention to workplace environments that combine commercial functionality with employee-focused facilities.
Joseph Thomas, Co-Founder of Ellington Properties, described Berkeley Tower as a milestone in the company's commercial development strategy.
"We believe the workplace has to evolve alongside the businesses and people it serves," Thomas said.
He explained that the project reflects Ellington's ambition to consider the complete workplace experience rather than focusing solely on office space.
For the developer, Berkeley Tower establishes a new scale for its commercial portfolio and demonstrates its intention to expand further within the sector.
Benoy J. Kurien, Group CEO of Al Hamra, highlighted Dubai's continued development as an international business destination.
He said the partnership brings together the strengths of Al Hamra and Ellington Properties to deliver a commercial project in a well-connected location.
The collaboration combines Ellington's design-led development approach with Al Hamra's experience across residential, retail, hospitality and leisure real estate.
Berkeley Tower will add to Business Bay's pipeline of premium commercial properties, with a focus on contemporary workplace design and integrated amenities.
As the development progresses, it is expected to contribute to the district's commercial offering and provide additional options for businesses seeking Grade A office accommodation in Dubai.
