For years, Dubai South’s residential appeal has been closely linked to what the district was expected to become. In 2026, the story is increasingly being shaped by what is already taking place.

Major infrastructure works, expanding employment activity and growing residential demand are beginning to bring the district’s long-term development plans into clearer focus.

According to a market commentary issued by ZāZEN Properties, Dubai South recorded 7,306 off-plan apartment transactions in the first half of 2026, more than double the 3,408 transactions recorded in Dubai Residence Complex, the next most active area in the segment.

The figures highlight Dubai South’s growing presence within Dubai’s off-plan residential market.

Airport Investment Supports Wider Growth

One of the district’s most significant development drivers is the ongoing expansion of Al Maktoum International Airport.

More than AED13 billion worth of project packages are currently under execution, with over 17,000 concrete piles installed and more than 45 million cubic metres excavated, according to the supplied market commentary.

A further AED55 billion in major packages is expected to be awarded by the end of 2026.

The surrounding employment landscape is also developing. In May 2026, Emirates broke ground on an AED18 billion engineering complex in Dubai South, spanning 1.1 million square metres and scheduled for completion by mid-2030.

Together, these investments are helping establish the infrastructure and employment foundations around which future residential communities can develop.

From Infrastructure to Everyday Living

As the district expands, its residential proposition is becoming increasingly connected to the everyday needs of people who live and work there.

Schools, retail outlets, parks and recreational facilities are already serving residents, with further community infrastructure taking shape.

This combination of housing, employment and amenities is supporting Dubai South’s development towards a more self-contained residential destination, consistent with the wider objectives of the Dubai 2040 Urban Master Plan.

The pattern has similarities with the evolution of communities such as Al Furjan, where improved connectivity and everyday facilities have contributed to the area’s appeal as an established residential neighbourhood.

What Will Shape Long-Term Value?

Madhav Dhar, CEO and Co-Founder of ZāZEN Properties, believes the district is reaching a stage where buyers can evaluate a more complete picture of its development.

“Dubai South has had a compelling long-term proposition for some time, but what makes this stage different is that many of the fundamentals are now beginning to move together,” he said.

According to Dhar, buyers are likely to place greater emphasis on the quality of homes, efficient layouts, surrounding amenities and how well the wider community supports everyday life.

ZāZEN Properties is also preparing to expand into Dubai South, following its residential developments in Al Furjan and the handover of ZāZEN Ivy in 2026.

As the district continues to evolve, its next phase will be defined not only by major infrastructure investment but also by how effectively that investment translates into complete, liveable residential communities.
