Dubai’s completed residential property market gained momentum in the third quarter of 2026, with ready-home transaction values rising to AED 25.1 billion, according to the latest research from Savills Middle East.

The figure represents an increase from AED 21.3 billion in the previous quarter, highlighting continued interest in completed homes as buyers place greater emphasis on location, quality and long-term value.

The findings form part of the Dubai Residential Market in Minutes Q3 2026 report, which describes a market moving towards a more balanced phase following several years of strong growth.

Ready Properties Gain Momentum

Dubai recorded approximately 34,500 residential transactions during Q3, with a combined value of AED 70.8 billion.

While overall transaction activity moderated compared with previous periods, Savills attributed much of the change to fewer off-plan project launches.

Approximately 5,000 residential units were launched during the quarter, compared with around 36,400 in Q2.

The ready-property segment, meanwhile, recorded higher transaction values, demonstrating the continued appeal of homes available for immediate occupation.

Andrew Cummings, Head of Residential Agency at Savills Middle East, noted that buyers are becoming more selective, with pricing, location and property quality playing increasingly important roles in purchasing decisions.

Prime Residential Values Remain Resilient

Dubai’s luxury residential market continued to demonstrate pricing strength.

Prime apartment prices increased 4% year-on-year, reaching AED 5,237 per square foot, while prime villa and townhouse prices rose 3.6% to AED 2,791 per square foot.

The quarter also featured several notable high-value transactions, including a Palm Jumeirah villa sold for AED 260 million and a Dubai Hills Estate villa purchased for AED 252 million.

An apartment at Aman Residences was also sold for AED 166 million.

These transactions underline the continued interest in premium residential assets across established luxury destinations.

Rental Activity Records Quarterly Growth

Dubai’s rental market also registered stronger activity during the quarter.

Savills recorded approximately 181,900 rental transactions, representing a 16% quarter-on-quarter increase.

New leases accounted for 44% of rental activity, compared with 36% in the previous quarter.

The figures suggest continued movement across the city’s residential rental market, alongside growing demand for completed properties.

A More Balanced Residential Landscape

Looking ahead, Savills expects developers to maintain a measured approach to project launches, with greater attention to product positioning, phased releases and flexible payment plans.

The report also identifies more than 525,000 residential units scheduled for delivery between 2027 and 2030, making population growth and household formation important considerations for the market’s longer-term development.

For buyers, investors and developers, the latest findings point to an increasingly quality-focused residential market in which completed homes, established locations and well-positioned developments continue to attract attention.
