Dubai's ready apartment market recorded AED5.28 billion in sales across 2,988 transactions in October 2026, reaching its highest monthly value and transaction count since February, according to an analysis of Dubai Land Department (DLD) data by real estate research platform Al Masdar Al Aqaari.
The figures represent a 25.7% increase in sales value and a 22.6% rise in transaction volume compared with September, when 2,437 ready apartment transactions generated approximately AED4.2 billion.
October ranked third among the first ten months of 2026 for both the value and number of ready apartment sales, behind January and February.
The results indicate an improvement in completed apartment transactions during the month, although the figures alone do not establish a sustained longer-term market trend.
February remained the strongest month of 2026 for ready apartment sales, with 3,844 transactions valued at AED6.85 billion.
January followed with 3,527 transactions worth AED5.96 billion.
October's performance was therefore the highest recorded since February, rather than a new annual peak.
Ready apartments accounted for 36.9% of Dubai's total residential apartment sales value during October and 34.3% of apartment transactions.
These shares include both completed and off-plan apartment sales in the wider market.
The distinction is important because ready properties can be occupied or rented following completion of the purchase process, while off-plan properties are sold before construction is finished.
Jumeirah Village Circle (JVC) recorded the highest number of ready apartment sales in Dubai during October, with 384 transactions valued at AED364.8 million.
Business Bay ranked second by transaction count, recording 237 sales worth AED448.6 million.
Liwan followed with 187 transactions valued at AED192 million, while International City Phase 1 registered 129 sales worth AED58.2 million.
Dubai Marina completed the top five with 123 ready apartment transactions worth AED338.6 million.
Although JVC led by transaction volume, Business Bay recorded a higher total sales value, illustrating differences in property pricing and transaction sizes across communities.
The distribution of transactions also demonstrates activity across a range of established residential districts rather than a concentration in a single location.
Dubai's luxury ready apartment segment also recorded significant sales activity during October.
A total of 44 completed apartments sold for AED10 million or more each, generating approximately AED700 million in combined transaction value.
Palm Jumeirah accounted for 18 of these transactions, worth AED343.9 million.
This represented approximately 49% of the total value of ready apartment sales priced at AED10 million or above during the month.
The island also recorded October's two highest-value ready apartment transactions, at AED55 million and AED53.7 million.
These figures demonstrate the continued presence of high-value transactions within Dubai's completed residential property market.
Al Masdar Al Aqaari compiled its findings using transaction records from the Dubai Land Department.
The research platform excluded one apartment sale registered in Dubai Marina because of concerns about the transaction's recorded value and associated information.
All reported figures reflect the dataset after that exclusion.
The analysis therefore represents the research platform's interpretation of DLD transaction data rather than a separately published DLD monthly statistical report.
The October results show increased transaction activity in Dubai's ready apartment market compared with September.
Demand was recorded across established communities, including JVC, Business Bay and Dubai Marina, while Palm Jumeirah accounted for a substantial share of high-value transactions.
The figures also highlight the importance of distinguishing between transaction volumes, total sales values and individual property prices when assessing market performance.
As Dubai's residential market continues to evolve, completed-property transactions will remain an important indicator of activity among buyers seeking existing homes and investment properties.
