What to watch this month

Dubai's June pipeline is unusually weighted toward commercial development, with 1970 Office Tower, LUMENA ALTA, and Samana Business Hub all hitting the market in the same window. This signals continued developer confidence in office demand, a trend supported by JLL's Q1 2026 report showing Dubai prime office vacancy at just 0.7 per cent and office rents up by as much as 23.4 per cent year-on-year.

On the residential side, the month brings boutique-scale projects rather than mass-market launches, with developers focused on design, location, and price-point differentiation rather than volume.
