Grovy Developers is strengthening its presence in Dubai's waterfront property market with Ramada Residences by Wyndham, its first branded residential project, located within the rapidly developing Dubai Islands destination.

Developed in partnership with USquare Luxe Properties and affiliated with Wyndham Hotels & Resorts, the project arrives as Dubai Islands records increasing residential transaction activity and continued infrastructure development.

According to figures shared by Grovy Developers, the five-island destination registered approximately AED 18.8 billion in residential sales across 5,035 transactions during the 12 months ending September 28, 2026.

The figures, based on Dubai Land Department data analysed by Dubai Real Estate Data, highlight the scale of property transactions recorded in the emerging waterfront district.

Dubai Islands Records Rising Property Activity

Dubai Islands covers approximately 18.6 square kilometres across five islands and forms part of Dubai's expanding waterfront development landscape.

The masterplan is designed to accommodate more than 230,000 residents across approximately 62,000 homes, alongside over 11,000 hotel keys and more than 4,000 branded residences.

The destination includes approximately 57 kilometres of coastline, of which 21 kilometres comprise beachfront.

Connectivity is supported by three bridges linking the islands to the mainland through the Al Shindagha Corridor.

Dubai International Airport is located within approximately 10 kilometres, while Downtown Dubai is around 15 kilometres away.

Alongside transaction volumes, property prices have also recorded growth.

According to AXD Immobilien's analysis of Dubai Land Department records, median residential transaction prices reached AED 30,571 per square metre, equivalent to approximately AED 2,840 per square foot, during the year to July 2026.

This represents a 17.7% increase compared with the median recorded for the full year 2025.

Ramada Residences Introduces Branded Waterfront Living

Grovy's Ramada Residences by Wyndham is designed to combine furnished residential accommodation with hospitality-inspired amenities and services.

The project will offer fully furnished one-, two- and three-bedroom apartments, alongside four-bedroom penthouses.

Residents will have access to more than 20 amenities, including an aqua gym, golf simulator, open-air theatre and temperature-controlled infinity pool.

The development will also incorporate hotel-grade services operated in accordance with Wyndham standards.

According to Grovy, the project is among the Dubai Islands developments approved for short-term leasing, providing owners with the option to explore short-term rental opportunities.

Construction Underway With 2027 Handover Target

Grovy Developers broke ground on the project in August 2026 and appointed Jaseera Building Contracting as its main contractor.

Handover is currently scheduled for the third quarter of 2027.

“Dubai Islands is the next chapter in Dubai’s waterfront story, and we wanted Grovy

to be part of it at the right stage.” said Abhishek Jalan, CEO of Grovy Developers

He highlighted the collaboration between Grovy, USquare Luxe Properties and Wyndham Hotels & Resorts as a way to combine local development experience with international hospitality standards.

The project also marks a milestone in Grovy's portfolio as the company expands beyond its existing residential developments into branded living.

Supporting Dubai's Waterfront Development Pipeline

Established in India in 1985, Grovy Developers expanded into the UAE in 2015 and has since developed residential projects across different market segments.

Its completed Dubai projects include Alcove, Aria and Aura in Jumeirah Village Circle.

With Ramada Residences by Wyndham, the developer is extending its portfolio into Dubai Islands, where residential, hospitality and leisure developments are shaping a new mixed-use waterfront destination.

The project reflects the growing interest in branded residential concepts that combine private ownership with hospitality services.

As Dubai Islands continues to develop, new projects such as Ramada Residences are expected to contribute to the destination's expanding residential offering.
