Dubai Homes With Private Pools See 21.4% Price Premium

Bayut analysis shows upgraded Dubai homes can command higher advertised prices, with private pools, wellness spaces and refreshed interiors among the features associated with stronger asking-price premiums.

Dubai Homes With Private Pools See 21.4% Price Premium

Dubai homes featuring private pools, wellness spaces and upgraded interiors are commanding higher advertised prices than comparable non-upgraded properties, according to new analysis from Bayut.

The property portal's review of residential listings advertised between 1 January and 31 August 2026 found that ready homes described as "upgraded" or "renovated" recorded a median advertised price of AED 3.1 million, compared with AED 2.18 million for non-upgraded properties.

The analysis also highlighted five home improvements that appear to have the strongest impact on presentation and asking-price positioning across Dubai's residential market.

Private Pools Show Strongest Price Premium

Properties featuring a private pool recorded a median advertised price of AED 3.5 million, compared with AED 2.6 million for comparable homes without one.

On a price-per-square-foot basis, homes with private pools averaged AED 2,436 per sq ft, representing a 21.4% premium over properties without a pool, which averaged AED 2,006 per sq ft.

Private pools are particularly prevalent across established villa communities including Palm Jumeirah, Emirates Living, Arabian Ranches, Dubai Hills Estate and Jumeirah Golf Estates.

Bayut noted that the wider outdoor environment can also influence a home's appeal, with landscaping, shaded seating, outdoor kitchens and lighting helping turn gardens into more functional living spaces.

Wellness Spaces Command 5.7% Premium

Wellness-focused additions are also becoming increasingly visible within Dubai's premium housing segment.

Listings mentioning features such as a sauna, steam room, jacuzzi, private gym or spa recorded a median advertised price of AED 3.1 million, compared with AED 2.9 million for properties without such amenities.

On a price-per-square-foot basis, homes with wellness features averaged AED 2,035 per sq ft, around 5.7% higher than the AED 1,925 recorded for properties without them.

These amenities are most commonly found in luxury properties priced above AED 3 million in communities such as Palm Jumeirah, Downtown Dubai, Dubai Marina, Emirates Hills and Al Barari.

Kitchen and Flooring Upgrades Add to Property Appeal

Upgraded kitchens were associated with a smaller but measurable pricing difference.

Homes advertised with renovated or upgraded kitchens recorded a median asking price of AED 2.74 million, compared with AED 2.71 million for properties without upgraded kitchens.

Their average asking price reached AED 1,871 per sq ft, representing a 2.1% premium over the AED 1,832 per sq ft recorded for non-upgraded kitchens.

Bayut said homeowners do not necessarily need to undertake complete kitchen replacements to improve presentation. Cabinet wraps, new handles, splashbacks, worktops and lighting can help modernise the space at a lower cost.

Flooring upgrades also featured prominently in marketed homes.

Listings referencing upgraded or wooden flooring recorded a median advertised price of AED 3.34 million, compared with AED 3 million for properties without upgraded flooring.

Such improvements are particularly common in apartments and townhouses, where consistent flooring can create a more cohesive appearance across smaller floorplans.

Bathroom Refreshes Can Improve Presentation

Homes with upgraded bathrooms recorded a median advertised price of AED 3.29 million.

Bayut highlighted that relatively small changes, including new taps, mirrors, shower fittings, lighting, cabinet fronts and regrouting, can improve the appearance of a property without requiring a complete refurbishment.

Other cosmetic improvements such as fresh paint, modern lighting, coordinated door hardware and concealed storage can similarly influence how a home is presented to prospective buyers or tenants.

Upgrade Strategy Should Match Property Segment

Bayut stressed that the most effective renovation strategy depends on the property type, location and price segment.

A private spa or pool may be suited to a high-end villa, while refreshed flooring, kitchens and bathrooms may offer a more practical approach for apartments or mid-market homes.

The company also cautioned that renovations do not guarantee a specific financial return. Final value will continue to depend on factors including location, plot or unit size, property condition, layout, market activity and the quality of the renovation.

The figures are based on advertised prices rather than completed transaction values, meaning comparisons should account for differences in property characteristics.

For Dubai homeowners, the findings nevertheless indicate that targeted upgrades can play a role in strengthening a property's presentation and positioning, particularly as buyers become more selective across different segments of the market.
