Demand for furnished apartment rentals in Dubai returned to growth in the first half of 2026, with searches rising around 5% YoY by June, according to Property Finder. The recovery came alongside more accessible budgets, pointing to a broadening rental market.

Demand for furnished apartment rentals in Dubai staged a clear turnaround in the first half of 2026, with search activity strengthening quarter on quarter and returning to outright growth by June, up around 5 per cent year-on-year, according to Property Finder.
Cherif Sleiman, Chief Revenue Officer at Property Finder, said, "The first half of 2026 was defined by a clear turnaround. A softer start to the year gave way to genuine momentum, with the market strengthening quarter on quarter and demand returning to outright growth by June, up around 5% year on year. That's an encouraging turn, and it's the trend we'd point to as most telling about where this market is heading."
The recovery came alongside more accessible price points, with the typical budget renters searched within easing to around AED 82,000 by June. Sleiman said this reflected a broadening rental market rather than a price-driven shift.
At a community level, Jumeirah Village Circle led the market, drawing the largest pool of furnished-rental searches of any area in Dubai over H1, at the most accessible typical budget among leading communities of around AED 75,000. Sleiman said, "It was also comfortably the most resilient of the major markets, and demand there is built on smaller, efficient homes, with studios and one-bedroom apartments accounting for close to 90% of searches, at 32.5% and 54.6% respectively."
Business Bay presented a complementary picture, holding a stable typical budget of around AED 100,000, with one-bedroom homes leading at 53.7 per cent of searches, reflecting demand from professionals seeking proximity to work, while studios and two-bedroom units formed a balanced secondary layer at around 22 per cent each.
Downtown Dubai sat at the premium end of the market, carrying the highest typical budget among leading areas at around AED 140,000, and stood out as the one major community where larger homes led demand. Two-bedroom apartments were the most sought-after segment at 37.5 per cent, followed closely by one-bedrooms at 36.5 per cent, alongside a notable three-bedroom presence at 14.1 per cent.
Sleiman said the communities together reflected the profile of the buyer driving demand: "A highly mobile, professional population and wanting a home they can move straight into, without the commitment of furnishing it themselves." He added that while it is difficult to isolate the extent to which this comes at the expense of hotel stays from search data alone, the appeal of furnished apartments lies in the space, value and homely feel they offer for longer stays.

The steady month-on-month improvement through H1 2026, culminating in a return to year-on-year growth by June, suggests the furnished rental segment is finding fresh footing after a slower start to the year. With demand concentrated in efficient, accessible communities like JVC and professionally aligned hubs like Business Bay, alongside continued strength at the premium end in Downtown, the data points to a maturing, multi-tiered rental market catering to Dubai's mobile, professional population.
