Dubai Developers Record AED20.5 Billion in July Sales

Dubai real estate developers recorded AED20.5 billion in primary property sales during July 2026, supported by continued demand for new-build and off-plan homes across the emirate.

The market recorded 9,585 primary property transactions during the month, according to DXB Interact data based on officially registered sales contracts with Dubai Land Department and analysed by Al Masdar Al Aqaari.

Apartments accounted for the largest share of developer sales, generating AED12.6 billion from 8,617 transactions. Villas followed with AED2.8 billion in sales across 501 transactions.

Commercial properties recorded AED1.3 billion in primary sales through 349 transactions, while land sales reached AED3.8 billion from 133 transactions.

Dubai South led the market for primary apartment sales by both value and volume during July. The area recorded AED1.9 billion in sales across 2,164 transactions, reflecting continued buyer activity around the wider Al Maktoum International Airport growth corridor.

In the villa segment, Yalayis 1 recorded the highest number of primary villa sales transactions, while Muhaisnah First ranked first by total value of primary villa sales during the month.

The July figures show that developer-led sales remained the main driver of activity in Dubai’s property market, particularly in the apartment segment. The trend also reflects sustained investor and end-user appetite for new residential communities and projects under construction.

The broader Dubai property market recorded 13,930 sales transactions worth AED34.88 billion in July 2026, with total transaction value rising 6.9 percent month-on-month from AED32.64 billion in June, according to Dubai Land Department data analysed by Al Masdar Al Aqaari.

Off-plan properties remained the dominant segment by transaction volume, accounting for 9,622 sales worth AED15.96 billion during July. These deals represented around 69 percent of all property sales completed during the month.

The secondary market also recorded stronger activity in July. Resale transactions reached AED14 billion across 4,287 deals, representing a 21 percent month-on-month increase in sales value and a 21.3 percent rise in transaction volume compared with June.

Within the secondary market, apartments generated AED5.2 billion in sales through 3,142 transactions, while villas recorded AED5 billion across 821 transactions. Commercial resale deals totalled AED582 million from 166 transactions, while land sales in the secondary market reached AED3.1 billion across 135 deals.

The latest figures point to a market where off-plan and developer sales continue to lead transaction volumes, while completed and higher-value assets remain important contributors to overall market value.

The data also suggests that Dubai’s primary market remains active despite a more selective buyer environment, with demand concentrated across apartments, emerging growth areas and master-planned communities with long-term infrastructure and connectivity potential.
