Dubai Buyers Keep Plans Intact as Price Drop Expectations Ease

Buyer confidence in Dubai’s property market is holding steady, even as expectations of a sharp price correction begin to ease, according to the latest Property Finder Market Pulse.

The bi-monthly consumer sentiment poll found that 66 percent of active property seekers surveyed in May and June plan to purchase a property within the next six months. Buying intent remained largely unchanged from March and April, when 68 percent and 67 percent of respondents said they intended to buy.

The more significant shift came in price expectations. In March and April, 73 percent and 70 percent of respondents expected property prices to fall. By May, that figure had dropped to 63 percent, before easing further to 56 percent in June, the lowest reading of the year so far since the regional conflict.

At the same time, the share of respondents expecting prices to rise increased to 24 percent in June, while 20 percent expected prices to remain stable.

Property Finder said the change in sentiment is being mirrored by market pricing. The median price per square foot was broadly flat across May and June, standing at AED1,335 in May and AED1,334 in June, down from AED1,393 in April.

The findings suggest that while buyers remain cautious, fewer are waiting for a major correction before making a purchase decision. Instead, active seekers appear to be watching market indicators more closely and moving ahead when they find suitable opportunities.

Cherif Sleiman, Chief Revenue Officer at Property Finder, said the market is moving from post-conflict hesitation towards a more practical and data-led buyer strategy.

“When two-thirds of active property seekers commit to near-term purchase plans, they aren't just speculative window shoppers, they are high-intent buyers closely tracking physical market indicators,” he said.

He added that the steady decline in price-drop expectations shows buyers are beginning to recognise a more realistic floor in the market.

“Rather than pausing for a steep price correction that has not materialised, serious buyers are moving deliberately to lock down their property choices, showcasing the true maturity and long-term health of Dubai’s real estate ecosystem,” he said.

The latest findings build on earlier Property Finder Market Pulse data, which showed a sharp rise in price-drop expectations during March and April, even as a large share of property seekers kept their buying plans active.

For Dubai’s real estate market, the data points to a more measured phase of demand. Buyers are still price-sensitive, but the expectation of a major drop is weakening as sellers hold firm and pricing stabilises.

The trend also highlights a maturing market environment, where sentiment, pricing data and transaction intent are becoming increasingly important indicators of buyer behaviour.
