Dar Global Capital Partners (DGCP), the alternative asset management arm of London-listed developer Dar Global, is exploring the establishment of a Dubai-focused real estate opportunities fund as part of its wider international investment strategy.
The company announced its plans outlining an investment mandate covering the GCC, Europe, the United Kingdom and the United States.
Based in the Dubai International Financial Centre (DIFC) and regulated by the Dubai Financial Services Authority (DFSA), DGCP aims to connect institutional and private wealth capital with selected real estate investment opportunities.
The announcement also confirmed the appointment of Ziad El Chaar, CEO of Dar Global, as chairman of DGCP.
DGCP is assessing the potential for a dedicated fund targeting real estate opportunities in Dubai.
The proposed initiative forms part of a broader investment approach focused on identifying assets with attractive entry valuations and opportunities for long-term value creation.
According to the company, its strategy prioritises risk management, capital protection and improvements to asset performance.
Potential investment approaches include repositioning existing properties and introducing operational enhancements intended to strengthen their value.
However, the company has not announced a formal fund launch, target fund size or confirmed acquisitions under the proposed Dubai strategy.
The initiative remains under consideration.
Beyond Dubai, DGCP's investment mandate spans several international markets.
The company is targeting opportunities across the GCC, Europe, the UK and the US, connecting global capital with real estate assets in established investment destinations.
Its strategy is intended to serve sovereign investors, institutions and ultra-high-net-worth individuals.
As a DFSA-regulated investment management business, DGCP operates independently from its parent developer and provides specialised asset management and advisory services.
The company is authorised to serve professional clients rather than the general retail investment market.
The announcement also marks a leadership development for DGCP, with Ziad El Chaar taking on the role of chairman.
El Chaar currently serves as CEO of Dar Global, the London-listed international real estate developer.
His appointment is intended to strengthen governance and coordination between the parent company's development activities and the investment management platform.
"Through Dar Global, we built an international platform serving investors from more than 125 nationalities," El Chaar said.
He added that DGCP represents the next stage in developing a regulated investment platform offering access to cross-border real estate opportunities.
El Chaar also highlighted Dubai's potential for targeted capital deployment alongside investments in other major international markets.
The announcement follows a period of expansion for Dar Global.
According to the company, its international development portfolio has reached US$23 billion in gross development value.
Dar Global has also upgraded its London Stock Exchange listing to the Equity Shares (Commercial Companies) category.
The developer operates across several international markets, with projects involving residential, hospitality and branded luxury developments.
Its partnerships include international brands such as Aston Martin, Automobili Lamborghini, Fendi, ELIE SAAB and Marriott Residences.
The company's wider development footprint provides an established real estate background for DGCP's investment management activities.
DGCP's proposed Dubai fund reflects its interest in identifying investment opportunities within the emirate's real estate market.
Rather than focusing exclusively on new development, the company's strategy also considers asset repositioning and operational improvements.
Its investment framework emphasises disciplined capital allocation and downside protection.
The next stage will depend on whether the company proceeds with the proposed fund and identifies suitable assets for investment.
For now, the announcement signals DGCP's intention to expand its international real estate investment activities while maintaining Dubai as a potential focus market.
