Danube Properties has launched Shahrukhz Residences by Danube, a fully furnished waterfront residential tower in Dubai Maritime City. Apartments start at AED 1.65 million, with a payment plan of 30% during construction and 70% on handover. The project is Danube’s second development carrying the Shahrukhz name, following Shahrukhz by Danube, a commercial tower that the developer says sold out on its launch day.

The residential tower will include more than 40 amenities. Among them is a Longevity Lounge with cryotherapy, hyperbaric oxygen therapy, a red-light therapy bed and an infrared sauna. Other facilities include aqua-themed play areas, sports facilities, a children’s daycare, and cycling and jogging tracks, along with a rooftop King’s Club. Residents will also have access to a private yacht. The penthouses have been designed by interior designer Gauri Khan.

Rizwan Sajan, Founder and Chairman, Danube Group, said, “Shahrukhz Residences by Danube is a vision to create an address that people will aspire to own and remember for generations. After the phenomenal response to Shahrukhz by Danube, our customers asked us to bring this experience to residential living, and we listened.”

Bollywood Actor Shah Rukh Khan, whose name the tower carries, said, “The idea is to create a home that allows my fans to experience a similar lifestyle as mine.”

Danube Properties is a subsidiary of Danube Group, which Sajan founded in 1993. The developer is known for its 1% payment plan and for developing fully furnished homes with more than 40 amenities.

The launch extends Danube’s celebrity-branded strategy from office space into the residential market, building on the demand the developer reports for its commercial tower. The 30/70 payment structure places the larger share of the cost at handover, which lowers the upfront commitment for buyers during construction. The Longevity Lounge, which Danube describes as a first of its kind, also places wellness at the centre of the project’s amenity offer.
