DAMAC Properties has handed over more than 50,000 homes and is targeting over 8,800 additional deliveries in 2026, supported by more than AED 10 billion in construction contracts awarded during the first half of the year.

Dubai’s residential construction cycle is increasingly moving from launches to delivery, and DAMAC Properties has marked a major milestone as it scales up handovers across some of its largest communities.
The developer has now delivered more than 50,000 homes, while over 55,000 additional units and more than 100 million sq ft of project area remain in planning and development. DAMAC is targeting the handover of more than 8,800 residential units during 2026.
Supporting that delivery programme are more than AED 10 billion in construction contracts awarded during H1 2026. The packages cover projects including DAMAC Lagoons, DAMAC Hills, DAMAC Hills 2, Chic Tower in Business Bay and Elegance Tower in Downtown Dubai.
The scale is particularly visible at DAMAC Lagoons, where approximately 6,300 homes are targeted for handover this year, compared with around 513 in 2025. Infrastructure, landscaping and associated works across the community have surpassed 80% completion.
DAMAC Hills is further along in its development cycle, with approximately 85% of the community completed and handed over. Around AED 3 billion in active projects remain across its villas and towers.
At DAMAC Hills 2, the developer plans to hand over more than 1,500 villas during 2026. The 55 million sq ft community currently contains approximately 11,000 completed homes. Handovers are also progressing at Chic Tower and Elegance Tower.
The milestone comes as delivery volumes increase across Dubai more broadly. Nearly 25,000 new homes were completed in the first half of 2026, according to Cushman & Wakefield Core figures cited by DAMAC, representing a 36% year-on-year increase. More than 13,200 units were delivered during Q2, with approximately 32,000 additional homes expected in the second half of the year.
That changing market dynamic is placing greater emphasis on the execution side of development. As larger off-plan pipelines move through construction, contractor capacity, procurement, quality control and the ability to convert launches into completed communities become increasingly important.
Amira Sajwani, Managing Director of DAMAC Properties, said execution at scale would become an increasingly important differentiator as Dubai’s residential market matures.
For DAMAC, the next phase is sizeable. Its 55,000-plus home pipeline effectively exceeds the number of properties it has delivered to date, meaning construction activity and handover schedules will remain central to its portfolio over the coming years.
The company says newly awarded construction packages will support its targeted 2026 deliveries while preparing projects scheduled for 2027 and beyond.
For Dubai’s wider market, the numbers point towards an important evolution: as the volume of completed housing rises, delivery is becoming as significant a measure of market activity as new project launches.
