The 76-unit community will feature affordable and senior housing, as well as supportive housing
CRP Affordable Housing & Community Development and Manna have started construction on an affordable and supportive housing community in Washington, DC. The partnership plans to complete HR Crawford Gardens in late 2024 or early 2025.
The developers tapped Soto Architecture & Urban Design as the project’s architect and Bozzuto as the general contractor. The residential development has already secured financial backing from WNC & Associates, JPMorgan Chase and the District of Columbia Department of Housing and Community Development. In September, CRP Affordable and Manna also landed $51.3 million in construction financing for the project from the District of Columbia Housing Finance Agency.
Once completed, HR Crawford Gardens will offer 76 units in one- and three-bed floorplans ranging from 548 to 1,250 square feet. The affordable housing community will have 12 of its units designed as fully accessible and offer a range of other types of units, including permanent supportive housing, senior housing and grand-family units that are reserved for families with children that have grandparents in the same household. The community’s amenities will include a fitness centre, outdoor terrace and community rooms.
HR Crawford Gardens is being built to Passive House Certification Standards, thanks to the inclusion of sustainable features like a tight building envelope, green roof, solar panels and facade louvers that mitigate sunlight. Located at 737 50th St. NE in Washington DC’s Deanwood neighbourhood, residents are less than five miles away from Capitol Hill.
Building off Past Experience
Most of San Diego-based CRP’s affordable housing projects are located in its home state of California. In June 2022, CRP Affordable completed the 102-unit Valencia Pointe in San Diego alongside the California Housing Finance Agency. More recently, CRP completed the 52-unit Redwood Views in Windsor, Calif. in November. The firm, which has continued to expand its affordable housing presence in California, is working on Dry Creek, a 64-unit community in San Jose, Calif. That project is tentatively scheduled for completion in November 2025. CRP’s 48-unit Heber Del Sol, under development in Heber, Calif., is expected to open in March 2025.
