Burtville Developments has launched Bab Al Qasr Garden Residences 65, a branded residential development in Abu Dhabi's Masdar City that will be built on what the company says is the city's largest residential land plot.
Spanning more than 310,000 sqft, the project is being developed under the Bab Al Qasr hospitality brand and forms part of Burtville's strategy to expand integrated residential communities that combine hospitality-inspired living with long-term investment appeal.
A defining feature of the development is its emphasis on open space. According to the developer, 67% of the project's total land area has been allocated to landscaped gardens, water features and outdoor lifestyle amenities, including a 275-metre water canal, a 360-metre jogging track, sports facilities and recreational spaces designed to support community wellbeing.
Located opposite Masdar City's Central Park and along the city's main boulevard, the development will provide access to educational, commercial and leisure destinations, while also benefiting from its proximity to Zayed International Airport.
Bab Al Qasr Garden Residences 65 will comprise fully furnished residences ranging from one-bedroom apartments to five-bedroom homes, including duplexes and sky villas. The project will also introduce selected one- and two-bedroom residences with private gardens, a residential offering that Burtville says is a first for Masdar City.
As a branded residential development, homeowners will have access to optional hotel-inspired services under the Bab Al Qasr brand. The project also includes 11 retail outlets intended to serve both residents and the surrounding community, supporting a mixed-use neighbourhood environment.
Burtville said the launch reflects growing demand for residential developments that combine quality housing with integrated amenities, green spaces and hospitality services. The company added that homebuyers and investors are increasingly evaluating projects based on the overall living experience alongside location and long-term value.
Construction has commenced, with completion scheduled for the first quarter of 2030.
