Burtville Developments has completed the handover of all 111 homes at Ville 11 in Masdar City, bringing the Abu Dhabi residential project to delivery 14 months ahead of its original contractual schedule.

Burtville Developments has completed the handover of Ville 11, its 111-unit residential development in Abu Dhabi's Masdar City, closing out a project delivered substantially ahead of its original timeline.
The latest milestone follows the start of handovers earlier this year after the development received its Building Completion Certificate from Abu Dhabi's Department of Municipalities and Transport on July 31.
Ville 11's contractual completion date had originally been set for September 30, 2027, putting delivery approximately 14 months ahead of schedule.
Located near the entrance to Masdar City, Ville 11 comprises 111 two-, three- and four-bedroom residences offered across simplex, duplex and triplex configurations.
Construction began in January 2024 and was completed in approximately 30 months. The development takes architectural cues from neoclassical English design, while its interiors incorporate contemporary finishes and materials.
The formal handover milestone was marked in the presence of Masdar City CEO Ahmed Baghoum and Burtville Developments CEO Islam Suleiman, alongside representatives from the developer and other project stakeholders.
Suleiman said completing the development ahead of schedule reflected the team's focus on project execution and construction efficiency.
The completion comes at a time when delivery performance is becoming increasingly relevant across the UAE's sizeable off-plan residential pipeline.
For buyers, construction milestones provide a more tangible measure of a project's progress than sales launches alone, particularly as Abu Dhabi continues to add new residential supply.
Ville 11 also forms part of Burtville's broader Abu Dhabi pipeline. The developer has projects underway across Masdar City, Yas Bay and Al Raha Beach, while its next planned launch is Bab Al Qasr Beach Resort Residence 77 on Al Reem Island.
For Ville 11, however, the latest announcement closes the development cycle: from construction beginning in early 2024 to all 111 homes reaching handover ahead of their original schedule.
